We are seeking a Portfolio Director of Maintenance to join our team. The position is an integral part of the Property Management Department. The individual will be responsible for developing and implementing tools needed to preserve and maintain the portfolio. Specifically, the individual will be responsible for launching a new software system that inventories all of 2Life’s major building components, establishes a streamlined preventative maintenance schedule and ties work orders and repairs to assets. As part of the central team. The individual will also be responsible for providing maintenance support, guidance and technical assistance to maintenance staff located at our communities. Additionally, the position will spearhead the development of more formal maintenance processes and protocols that standardize and advance our team’s maintenance approach. This is an amazing opportunity to work with departments spanning the organization. The individual will work closely with site teams, the facilities team, along with others.
ESSENTIAL JOB FUNCTIONS
- Project manage the launch of yardi’s maintenance module
- Develop, train and implement maintenance processes and protocol
- Provide guidance, technical support, and hands-on training to maintenance staff
- Onboard new maintenance site staff
- Work with site staff to troubleshoot difficult system failures
- Develop an improved preventative maintenance plans and collaborate with site teams to account for site specific systems
- Convene maintenance site staff on a routine basis to share best practices
- Asses, develop and implement maintenance systems, processes and protocols for the effective delivery of maintenance services
- Evaluate and dispatch the central procurement of services where there is an added benefit of scale
- Continuously review maintenance contracts and pursue efficiencies and cost saving approaches
- Sub in for maintenance site staff when communities are in need
- Communicate and coordinate closely with the facilities team
- Initiate and maintain effective communication and collaborative partnerships with colleagues across 2Life in planning, setting timelines, and monitoring the impact on operations.
KNOWLEDGE, SKILLS & ABILITIES
Minimum of seven years of experience as a superintendent or supervisor in a residential building
Knowledge of OSHA regulations, elevators and high-rise building systems
Working knowledge of high-efficiency boilers, heating, HVAC and electrical systems
Knowledge of Green Initiatives
Ability to learn photovoltaic system basic operation
Experience with or ability to learn geothermal systems
LEED certification desirable
