What are the responsibilities and job description for the Property Management Maintenance Coordinator position at 333 Rent?
We are an expanding real estate company looking to add a Maintenance Coordinator to our team.
Your main responsibility will be conducting & coordinating the maintenance on a real estate portfolio of 600 units while managing a team of 5 other maintenance professionals. This will include assigning service orders to the team, keeping records of what has been accomplished, preforming regular work orders on the properties and keeping them in good condition while our residents are living in them. We also conduct regular inspections of our units that you will be in charge of keeping organized and accomplishing.
This is a full time position with a salary range between $60,000-$70,000. With some expected overtime for on call issues.
Basic Qualifications:
-Smartphone with ability to take and upload pictures.
-A valid driver’s license, and basic tools.
-Pass a background and criminal check.
-Ability to lifting of heavy materials.
-Ability to work off of both a smartphone and desktop computer.
General Tasks:
-Organize service orders and inspection of over 600 rental units.
-Coordinate a team of 5 maintenance professionals as well as various contractors and vendors.
-Troubleshoot various maintenance issues, sometimes over the phone with team and vendors.
-Manage bill backs and communicate concerns about tenants/properties with the property management team.
-Communicate and provide good customer service when speaking to and giving expectations to residents.
-Managing the on call rotation as well as being on call for after hour maintenance concerns.
-Ability to fill out and manage necessary paperwork (time cards, work orders etc…)
-Keep warehouse/shop inventory safe and a clean space to work out of.
-Work with the renovation team to get units "rent ready" for residents to move into.
-Keeping the team motivated and efficient reducing waste and cost while keeping to our company standards.
Abilities & proficiency in the following:
-Strong understanding of general maintenance for houses and apartment buildings.
-HVAC Certifications and qualifications.
-Understanding of general plumbing for houses and apartments.
-Understanding of general electrical needed for houses and apartments.
Most of our rental units are houses located across the metro and therefore we require being willing to work in all parts of the Kansas City metro area.
