What are the responsibilities and job description for the Property Manager position at 36 North Properties?

Top Property Management firm with two offices, one in Salinas and another in Monterey, seeking a Property Manager with a proven track record of success to run all property management aspects of our portfolio. As the Lead Property Manager, you will work closely with our Maintenance Coordinator, the Salinas Leasing Coordinator, and Monterey Lease Renewal Coordinator to ensure all elements of good property management are done. Company ownership shares the potential for vested employees.

Compensation:

$65,000 yearly

Responsibilities:

  • Maintain property by investing and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units, and contracting with landscaping services to ensure our tenant’s satisfaction
  • Advertise and obtain referrals in order to attract new tenants
  • Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals to ensure fair and competitive pricing
  • Coordinates and manages all facets of resident move-in and move-outs including processing applications to ensure smooth processes
  • Create budgets, collect rent, pay bills and perform other duties to make certain financial objects are being met
  • Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals to ensure fair and competitive pricing
  • Help create and organize marketing initiatives that generate excitement and new qualified leads/leases
  • Advertise and obtain referrals in order to attract new tenants
  • Contract with tenants by negotiating leases and collecting and refunding security deposits to facilitate smooth move-in and move-out processes
  • Coordinates and oversees on-site operations including budget implementation, vendor relationships, contractor workmanship, rent collections, accounts payable, etc. to ensure smooth operations of the property
  • Prepares annual budget to help make sure financial objectives are met
  • Resolve tenant complaints to satisfaction and in accordance with our high-quality of property standards


Qualifications:

  • The ideal candidate will be professional at all times, exhibit strong organizational skills, and thrive in a fast-paced environment
  • The property manager will also display excellent business judgment, have an acute concern for customer satisfaction, and possess a strong sense of fairness and integrity as they manage and oversee a significant new real estate asset
  • Leadership skills are a necessity as your will work directly with your team to ensure all aspects of the move-in and move-out processes are followed
