Position Summary:
As a Regional Manager - Weekly Properties for Advanced Management Group, you would oversee the entire operations of a portfolio of Weekly properties in the Las Vegas valley. The Regional Manager is responsible for assembling a strong team by assisting in the recruitment, training, development and ensuring implementation and execution of Advanced Management Group policies and procedures.
Essential Functions and Responsibilities:
The Regional Manager - Weekly Poperties will complete a broad variety of tasks for the company including but not limited to the following as other duties may be assigned:
- Develop and maintain a high performing team of site staff members through the creation of a positive work environment, recognition of team effort and support of all employees’ desired career path.
- Formulate and manage an annual operating budget for every property in the managed portfolio.
- Track and analyze actual operations in relation to budget and report on at least a monthly basis.
- Evaluate market on a regular basis and formulate marketing plans to ensure market leading occupancy and rental rate performance.
- Regularly visit all managed properties and ensure that Advanced Management Group quality control standards are met and, hopefully, exceeded.
- Ensure properties are maintained to a high standard and maintenance staff is not only handling necessary repairs but are also undertaking pro-active measures and preventative maintenance.
- Maintain proficiency in the use of leading industry technologies and teach team members on the use of available technology.
- Demonstrate ability to deal with tenant and vendor issues that rise beyond the scope of site staff.
- Gather proposals, with assistance from site staff, and approve repair, operating and maintenance contracts.
- Ensure consistent on site staff compliance with company policies, procedures and industry regulations (Fair Housing, OSHA, city & county ordinances, etc.)
- Endeavour to create a positive living environment for all residents and translate that into strong resident retention and a positive on-line reputation for all properties in the portfolio.
- Complete site audits, quarterly minimum.
- Complete ad verification/audits monthly.
Position Qualifications:
- Supervisory Experience
- Strong written and verbal communication skills
- Knowledge in Entrata property management software
- Highly competent with Microsoft Office programs
- Solid understanding of leading edge property management technology
- Customer service oriented
- Customer service or Food Service Industry experience a plus (Bartender, Server, etc.)
- Experience with operating budgets and financial reporting
- 5 years progressive experience in multifamily property management
- High school diploma required
Position Requirements:
- Must obtain and maintain a Nevada Real Estate License and Property Manager Permit no later than 6 months into role.
- Experience with Weekly properties is a plus
- Local travel is required
