What are the responsibilities and job description for the Community Association Manager position at Advantage Townhome Management?
Manage a portfolio of homeowner associations, providing guidance and information to Boards of Directors to enable them to lead their associations. This is not a rental management position. The first six to nine months would be working alongside another manager, learning to perform all of the tasks involved.

MS Office – Strong skills in Excel, Word and Outlook
Math Aptitude – Balance a check book and prepare and understand basic financial reports

Educational Background:
Minnesota Real Estate License is required. Must be obtained within 9 months of hire.
College degree is helpful but not required. Life experience is more important.
Responsibilities (Training Provided):
Communicate with homeowners and Board members on issues concerning their associations.
Write RFP’s and obtain bids for services required by the associations as directed by the Boards of Directors.
Hire vendors for various maintenance and landscaping needs.
Oversee vendors’ performance.
Collect monthly assessment payments, make bank deposits, pay bills and prepare financial reports for the associations.
Prepare annual budgets.
Solicit bids for the associations’ insurance needs.
Administer the associations’ rules enforcement policies.
Conduct property inspections to identify maintenance needs.
Attend and facilitate Board meetings and annual homeowner meetings.
Work Schedule:
Flexible, with some evenings and occasional weekends. The work load is heavier in the summer and lighter in the winter.
Compensation:
After the training period this will be a contracted position that paying a commission on client associations’ monthly fees. The compensation range would be from $48,000 for a part time portfolio to $80,000 or more for a full time portfolio. At this time, a real estate license is required.
