ABOUT THE ROLE
The Property Operations Manager is responsible for assisting the VP, Asset Management with asset management related tasks including oversight to third party management firms and self-managed Ambrose properties, review of annual property budgets and CAM reconciliations, administration of transition process from development to operational assets and acquisitions, along with research and database management.
WHAT YOU WILL DO
Client Interface:
- Develop relationships with tenant’s local management to ensure customer satisfaction.
- Visit assets regularly, maintain professional relationships with our tenants.
- Conduct annual tenant survey process and execute tenant engagement plan.
Property Management:
- Provide oversight to third-party management, conduct recurring operational calls.
- Assist with continuous development of policies and procedures.
- Review provided budgets and CAM reconciliations and ensure timely delivery of deliverables to all required parties.
- Assist with engagement of third-party management services and hold third-party firm accountable for performance.
Budgeting, Asset Performance and Accounting:
- Interface with VP of Asset Management and accounting to convey all necessary tenant and lease information.
- Provide oversight to the annual property level budget expense process with third-party property management firms. Review all budgets and present to VP, Asset Management.
- Monitor operating expense trends in speculative markets and obtain information needed for build to suit proposals. Maintain internal database for historical operating expenses information for all stabilized assets.
- Review and approve invoices in a timely manner.
- Lead the CAM reconciliation process with third-party property management firms and present to VP, Asset Management.
- Engage with accounting to ensure all implemented policies and procedures are being adhered to by third-party property management.
- Assist with risk management efforts, responding to inquiries from carriers, monitor development progress for transition of property insurance.
- Track Ambrose land pipeline and stabilized asset tax parcels and rely information to accounting for payment on a timely basis.
- Support VP, Asset Management with acquisition and disposition process.
Owners Associations:
- Assist with establishment of owners’ associations, including working with legal and drafting of declarations specific to development.
- Provide oversight of third-party property management firm to ensure compliance with declarations.
Requirements
What You Bring:
- BS degree in Business, accounting, finance, and / or real estate.
- 3 years in asset management or property management, industrial or ecommerce preferred.
- Excellent organizational, interpersonal, writing and communication skills.
- Must have strong multi-tasking skills, along with the ability to work in a fast-paced environment.
Reports To: VP, Asset Management
Working Hours & Office Location:
- Normal working hours with an understanding that deadlines and emergency situations may require work outside of typical working hours.
- Regular travel to visit company assets is expected, anticipated to be 15% of the time.
- This position may reside in Cincinnati or Indianapolis.
- Ambrose maintains an in-person work environment five days a week.
