ESSENTIAL DUTIES AND RESPONSIBILITIES

- Maintain courteous communication with residents, applicants, co-workers and representatives of other companies.
- Ability to participate in a standby emergency schedule for evening, weekend and holiday coverage.
- Answer phone pleasantly and greet all visitors to the office warmly and enthusiastically.
- Prepare weekly and monthly traffic, leasing, vacancy and collection reports.
- Maintain strong, open lines of communication with all residents and nurture a "the customer is always right" attitude.
- Promptly report accidents or losses of any kind to the main office, so that insurance companies involved may be put on proper notice.
- Prepare and maintain complete resident files.
- Maintain tickler files for all lease expirations.
- Maintain general office files.
- Assist in advertising preparation and follow-up.
- Work with resident manager and attorney regarding any legal proceedings.
- Keep apartment condition and status charts up to date.
- Prepare letters and memos.
- Assist in maintaining all required inventories for project supplies and equipment.
- Personally show apartments and screen applicants through standardized procedures.
- Maintain records of market survey of comparable units in surrounding area.
- Complete check-in and check-out inspection forms and obtain all necessary signatures.
- Must maintain a personal appearance that is acceptable to management.
- Schedule vacant units for refurbishing and occupancy.
- Keep co-workers and resident manager informed on daily business operations.
- Ability to follow instructions and assist the residents manager, and capability of performing the resident manager's duties in his absence.
- Willingness to pitch in and work in areas other than strictly leasing or clerical duties; i.e. light cleaning, grounds
- policing, pool maintenance, problem solving and proper follow-up.
- Maintain work order system and filing procedures.
- Assist in adherence to established procedures.
- Concern for work-safety programs.
- Collect rents in a timely fashion and initiate and follow through with procedures for delinquent accounts.
- Order office supplies within established, budgeted guidelines.

EDUCATION AND/OR EXPERIENCE: High school diploma or general education degree (GED); previous management, public relations or sales related experience preferred.
LANGUAGE SKILLS: Ability to read and comprehend simple instructions, short correspondence, and memos.
Ability to write simple correspondence.
Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.
Must be able to read and write English.
MATHEMATICAL SKILLS: Must show proficiency in basic writing, math and typing skills on test designed by the company for this position.
CERTIFICATES, LICENSES, REGISTRATIONS: Must have valid driver's license and be insurable.
OTHER SKILLS and ABILITIES: Accurate use of adding machine or calculator
