What are the responsibilities and job description for the Leasing Agent position at Apartment Services, Inc.?
The Leasing Associate will show apartments to potential renters, lease apartments to qualified applicants, renew leases with current residents, and perform managerial duties concerning the property as directed.
Duties and Responsibilities: (include but not limited to)
- Warmly greet visitors, prospective renters, and current residents.
- Provide potential residents with brochures, information, and tours of facilities and available units.
- Consult with prospective residents to identify requirements and budgets, then match these needs with available properties.
- Ensure available and model apartments are fresh and tidy.
- Conduct background and credit checks and verify other references as directed by Leasing Manager.
- Prepare leases for Leasing Managers to review and approval; obtain signatures from management and residents.
- Coordinate move-in dates, materials, and processes.
- Prepare move-in materials.
- Create, develop, and maintain a waitlist as needed.
- Tour property daily to ensure it is neat, tidy, attractive, and in good repair.
- Manage use of shared facilities such as fitness and recreation areas, laundry facilities, and meeting or gathering spaces.
- Assist with recordkeeping, filing, bookkeeping, and paperwork as required.
- Create, develop, and maintain a list of promotions and discounts.
- Develop and implement marketing strategies to attract residents.
- Investigate and resolve tenant complaints.
- Process service request from residents and ensure prompt response to inquiries.
- Answer incoming telephone calls from prospective residents and current residents.
- Perform other related duties as assigned.
Qualifications:
- Excellent written and verbal communication skills.
- Positive, friendly demeanor and ability to make others feel welcome and comfortable.
- Excellent interpersonal skills with good sales and customer service skills.
- Detail-oriented and organized
- Valid Driver’s License and reliable vehicle.
- Experience with Yardi System is preferred but not required.
- Proficient in Microsoft Office.
- May be required to work at various locations/properties within the company.
Education and Experience:
- Previous experience in property management or other related fields.
- Familiarity with real estate contracts and leases.
- High school diploma or equivalent required.
Physical Requirements:
- Prolonged periods of sitting at a desk and working on a computer and standing and walking, giving tours, and meeting with potential residents.
- Must be able to lift up to 15 pounds at times.
- Must be able to traverse a variety of properties with stairs and in a variety of weather.
- Must be able to work weekends and/or events on a rotating schedule.
