Arbors Management Inc. currently has an opening for a full-time Property Manager located in Butler, PA. The Property Manager will work in a 119-unit subsidized senior high-rise property, managing the building financials, tenant relations and overall upkeep of the property. Additional duties will include reviewing compliance paperwork for two properties located in Indiana, PA. Knowledge of Section 8 & HUD housing is strongly preferred.

The successful outcome of a Property Manager will include:
- Delinquency rate of 5% or less
- Occupancy rate of 98% or more
- Meet with and guide a staff of 3 people
- Having a steady wait list of future residents that would like to live at the property
- Adherence to the yearly budget
- Maintaining positive relationships with residents
Skills needed to be successful as the Property Manager include:
- Affordable housing experience (Project Based Section 8 and HUD)
- Understanding of HUD compliance paperwork
- Excellent communication skills
- Ability to use computer software including RealPage/Onesite, Google Programs, Check scanners, printers and copy machines
- Ability to manage people and maintain a positive work environment
- Financial efficiency to manage rents, collections and budgets
Requirements for the Property Manager include:
- Must have a valid driver’s license, vehicle and insurance
- Must pass pre-employment drug and background screen
- HS diploma or equivalent
- 2 years in a property management role (subsidized housing preferred)
- Have, or be willing to obtain, a PA Real Estate License
Salary : $55,000 - $60,000
