What are the responsibilities and job description for the Maintenance Technician - Nicolet Highlands position at Arden Property Group Inc.?

Our Maintenance Technicians play an integral role in the success of our community. Working with the Community leader, this position is responsible for the completion of all preventative and reactive maintenance services, inventory management, emergency on-call scheduling and coverage, and apartment turnover preparation and/or renovation for the assigned community.

Skills & Qualifications:

  • High school diploma/GED, required.
  • Trade school education preferred.
  • 5 years of residential Maintenance experience required.
  • Have or willing to obtain role specific certifications required. (EPA, CPO, HVAC).
  • Demonstrated leadership abilities required.
  • Must have dependable transportation to and from assigned work locations.

Essential Duties: (Other duties may be assigned)

  • Schedule, coordinate, and complete all maintenance needs for the community. Oversee the work of outside vendors.
  • Work to provide stellar customer service by ensuring a 24–48-hour turnaround on all incoming maintenance requests.
  • Reduce vacancy loss by ensuring efficient and timely turnover of all vacant apartments / townhomes (less than 5-day turnover average).
  • Replace / repair appliances, fixtures, switches, outlets etc.
  • Perform light plumbing work such as clearing blockages, replacing fittings, garbage disposals, and overseeing outside vendors where necessary.
  • Replace/repair broken glass, screens, locks, blinds or other.
  • Maintain basic HVAC systems / diagnose and oversee outside vendor where necessary.
  • When necessary, assist with housekeeping duties.
  • Maintain curb appeal by ensuring all trash and debris are removed each day throughout the grounds.
  • Keep and maintain accurate records of inspections, service request status, and general performance of the maintenance team.
  • Conducts regular property inspections to determine maintenance needs.
  • Light drywall repair and painting where necessary.
  • Perform general preventative maintenance to ensure equipment is maintained to manufacturer’s specifications, and all life-safety needs are proactively addressed.
  • Maintain emergency lighting and detection checks/repairs.
  • Participate in after-hours on-call rotation.
  • Complete pre-move out and final move out inspections to proactively determine maintenance needs.
  • Coordinate regulatory inspections and ensure safety measures are adhered to on-site.
  • Maintain swimming pool to required standards (Where applicable).
  • May participate in the budgetary process.
  • Assist with grounds care / snow removal where necessary to ensure safety of the exterior grounds.
