Job Summary
The leasing manager interacts directly with prospective and current residents to achieve maximum occupancy and NOI. Acting as the Companys representative by conveying the benefits of the company, the leasing manager is responsible for the leasing process from introduction to the actual occupancy of the resident and maintains communication throughout the tenancy of the residency. This position also oversees the work of Leasing Consultants at the community including checking all leasing paperwork and approving applications and is responsible for the communitys renewal program.
Essential Responsibilities
- Motivates the leasing team and leads by example. Oversees the work of Leasing Consultants at the community, including monitoring traffic/guest cards, conversion ratios, checking lease file paperwork and approving applications as directed by the Community Manager.
- Works cooperatively with the community manager to effectively manage occupancy by monitoring current and future vacancies to proactively react to future occupancy trends.
- Responsible for the communitys renewal program, working with the Community Manager to implement and oversee resident retention and renewal processes.
- Develops positive rapport with current and prospective residents and leads the overall Resident Relations effort.
- Maintains an accurate and in-depth knowledge of all aspects of the community, particularly in areas such as rent and pricing information, vacancies, apartment availability, lease expirations, square footage, etc. Analyzes concerns associated with apartments that are slow to lease and offers recommendations to the Community Manager.
- Provides information about the apartments and the community to prospective residents and schedules visits to the community.
- Answers leads via telephone and internet, and greets visitors in person to determine whether the community meets the clients qualifications.
- Effectively explains all community policies and lease terms to new and current residents. Actively participates in the leasing process, maintaining a satisfactory individual conversion ratio.
- Collects security deposits, rent and other funds associated with resident move-ins and tenancy.
- Supports overall marketing and advertising efforts; monitors community advertisements and evaluates effectiveness of marketing and advertising campaigns.
- Prepares competitive survey reports and analyzes multifamily real estate market trends in the area.
- Understands and complies with federal, state and local landlord-tenant and Fair Housing laws.
- Works with the Community Manager to ensure curb appeal and property appearance is acceptable; inspects amenities, common areas, and vacant apartments regularly to ensure that the are ready to show to prospective residents.
- Becomes active and fosters relationships within the local business community, particularly within the multifamily industry.
- Attends and assists in the coordination and organization of resident relations functions and events.
- Maintains open communication with the Maintenance Department, sharing changes to leased unit status, drafting service requests, and participating in unit turn scheduling as directed.
- Performs other tasks as assigned.
- Works effectively and efficiently under productivity deadlines; communicates professionally, respectfully, and courteously with supervisors, colleagues, vendors, and customers.
- Must be regular and predictable in attendance and available for weekend work.

Qualifications
JOB QUALIFICATION REQUIREMENTS:
Knowledge/Experience:
A high school diplomas or equivalent is required. A college degree or some college coursework is desirable. A minimum of one year sales experience preferred. Customer service background desirable. Basic arithmetic skills necessary. Excellent communication and organizational skills necessary. Computer literacy required.
Machines, Tools and Equipment, Software:
Computer w/internet and e-mail capabilities, Telephone, Facsimile, Photocopier, Vehicle.
Licenses/Certificates:
Valid drivers license, along with a good driving record along with auto insurance required.
Other Requirements:
As an Arlington Properties associate you represent Arlington Properties. While you are on the job, Arlington Properties expects you to wear clothing and accessories that are appropriate in a professional business environment. If a uniform is required at the property, you are expected to wear it. Refer to Arlington Properties Dress Code Guidelines for additional information. Ability to pass preemployment screenings and possess a valid driver's license.
Must be able to work any of the seven days of the week as necessary to get the job done.
PHYSICAL AND VISUAL ACTIVITIES:
Ability to interpret, evaluate and communicate detailed written or verbal instructions to others accurately and quickly, including answering phones, attending meetings, written correspondence or other forms of communication. Inside and outside work in all types of weather. Ability to lift push, pull or carry up to 15 pounds for the dissemination or documents, supplies, materials, etc. to various locations throughout the office/facility. Ability to communicate effectively (expressing or exchanging ideas by means of the spoken or written word.) This skill/ability is important in work activities in which workers must impart or receive detailed information through oral or written communication.
