ASSISTANT MAINTENANCE needed to become a part of a Successful Property Team

The Assistant Maintenance works with the Maintenance Supervisor, Community Manager and other team members, in maintaining and overseeing the physical integrity, general maintenance, repairs, apartment make-ready, preventative maintenance, and construction/rehabilitation projects for the apartment community. This involves insuring a safe, secure, and comfortable environment for residents, staff, and anyone else working or visiting the property. 

Duties & Responsibilities

Diagnose and perform minor, routine maintenance and repairs, on a daily basis as directed. 

•    Electrical and plumbing (including water lines)

•    A/C and heating systems

•    Appliances (when applicable)

•    Water irrigation systems

•    Stairs, gates, fences, patios, railings

•    Tile, carpet, flooring

•    Roofing, gutters, fasteners

•    Interior/exterior lights

•    Fireplaces, ceiling fans

•    Gas fixtures and appliances (where applicable)

•    Shutters, doors, cabinets, windows, sliding glass doors

•    Boiler, gas and electric

•    Door locks, P.O. boxes and locks

•    Security systems (where applicable)

•    Ceiling leaks

•    Walls

•    Pool areas, tile, jacuzzi, pool furniture

Inspect and help coordinate all needed make-ready repairs and services. Assist make-ready staff, as required to meet deadlines. Report all needs and major repair requisitions to Maintenance Supervisor and Community Manager, prior to any expenditure of funds. Keep current status of inventory levels of parts and supplies and inform Maintenance Supervisor and Community Manager of shortages. 

Change locks and make keys. Remove and transfer heavy appliances and equipment from storage area to apartment (or vice versa), as circumstances warrant. Assist in moving abandoned furniture, appliances, etc., to dumpster when necessary. Assist in keeping grounds neat and free of litter and debris. Rake, sweep, shovel, as circumstances warrant. 

Perform any additional duties assigned by Maintenance Supervisor and Community Manager. 

QUALIFICATIONS

Position requires at least three years’ experience in apartment maintenance, education/training that demonstrates the ability to perform the duties and responsibilities of this position.

Knowledge of plumbing, electrical and general building maintenance

HVAC Certification preferred

Must have Valid Driver's License
