The Service Manager leads and delegates all maintenance requests, preventative maintenance, and amenity area maintenance for the property. This position leads the maintenance team by being a mentor and a leader. The Service Manager is responsible for managing the maintenance budget in coordination with the Community Manager to achieve all property goals. Additionally, the Service Manager is responsible for curb appeal, maintaining inventory, and coordinating with vendors. Service Managers work directly with the Community Manager on all aspects of the community and are responsible for overseeing the assets to create a comfortable environment for residents, visitors, and associates. This role will respond to after hours emergencies (on-call) as well.


What You’ll Do…

  • Manage maintenance staff by setting direction, priorities, and schedules daily. 
  • Maintain or build a preventative maintenance program that minimizes emergency repairs and services with a minimum weekly overview.
  • Maintain property inventory, monitor purchase orders, invoice approvals, and maintenance budget.
  • Evaluate maintenance needs and estimate the cost and quantity of work to be done.      
  • Detect deficiencies within buildings and grounds and take and/or delegate necessary action.   
  • Ensure apartment units are ready for new move-ins by conducting inspection and quality control. 
  • Ensure maintenance work orders are completed in a timely manner and to the highest standards of efficiency and safety.
  • Assign and reviews work for maintenance workers; daily review of work order’s status.
  • Ensure timely completion of work orders with adherence to maintenance and safety procedures.
  • Responsible for 24-hour emergency maintenance with on-call responsibilities and scheduling.
  • Ensure prompt repairs are done in times of emergency failures.
  • Schedule and ensure completion of preventative maintenance program and duties.
  • Recruit, hire, and train the service team.
  • Oversee Edge to Learn classes.
  • Ensure quality-of-work, productivity and housekeeping standards are maintained.
  • Ensure grounds work is completed daily: grounds pick up, sweeping and light landscaping. 
  • Represent the company in a professional manner at all the times.
  • Snow removal (CO, KS, UT) Hurricane Preparation and Clean up in FL.

What We’re Looking For…

  • Written, verbal, and oral communication skills; includes checking email and phone/voicemail daily.
  • Budget knowledge.
  • Basic computer skills and knowledge of property management systems such as Yardi, SightPlan, etc.

What You’ll Need to Qualify…

  • High School Diploma or GED is required.
  • 3 Property management maintenance is required.
  • 1 Supervisory experience required.
  • Proficient in plumbing, electrical, appliance, heating, air-conditioning, and many other areas of repair.

What We Require…

  • Possession of valid driver’s license and up to date vehicle insurance OR reliable transportation
  • Within 6 months of hire have certificate/licenses with OSHA, EPA, CPO
  • Within 1 year of hire have certificate/licenses with CAMT
  • Prior to employment pass criminal background screening
  • EPA Certification Type II or Universal required

What You Can Expect…

  • Normal office setting with travel to various properties owned and operated by Avanti Residential; frequent contact with residents including those with disabilities.
  • May help other properties on various projects; including but not limited to Due Diligence, emergencies, transition help, etc.
  • Requires constant movement including considerable use of arms and legs, movement of the entire body such as climbing, lifting, balancing, walking, stooping, kneeling, crouching, crawling, and handling of materials.
  • Climbing stairs and ladders, balancing, ascending/descending, working atop buildings or floors and on roofs is required most of the job. 
  • Must be able to carry, move, transport, position, install, remove, or continuously lift weights up to 50 lbs.
