The Mortgage Sales Manager is responsible for the development of mortgage loan production from origination to funding utilizing existing systems, tools and established workflows. The Sales Manager is responsible for assigning sales objectives for the team based on exisitng loan products and meeting them on an annual basis. They are responsible for managing a team of MLO's and personal production as well as specific workflow procedures during the the application, approval, and funding process, and to provide relevant information and guidance to the customers. This position is also responsible for developing new business relationships with Bank Partners, Realtors, and Builders and assisting RE Manager with the recruiting, hiring, training and development of MLOs as needed in their market.

The pay range for this position is $60,000-$150,000 per year plus commissions and overrides.

DUTIES AND RESPONSIBILITIES:
Essential Functions
- Directs the management of the mortgage loan portfolio and assure that policies and procedures are implemented and maintained to optimize the potential for the achievement of goals and objectives in volume, revenues, loan quality and charge-offs.
- Ensures that all mortgage loans are underwritten to Investor (FNMA/FHLMC) and Bank Portfolio guidelines and lending standards.
- Assigns, directs, coordinates, and reviews work of staff. Recommends departmental goals, personnel performance expectations, and appropriate staffing levels. Creates a culture of success within the department. Reviews and prepares employee performance evaluations on a timely basis. Recommends salary adjustments, promotions, disciplinary actions, discharges, and other personnel related needs, actions, or activities.
- Develops and implements strategies and tactics to attain mortgage loan growth and profitability goals that will enhance and compliment the goals and objectives of the Strategic Plan. Develops marketing strategies and campaigns for the various mortgage loan products and services.
- Cultivates branch awareness of mortgage products and services through frequent interaction with staff.
- Reviews and monitors loan production volume for processing and origination.
- Responsible for maintaining loan quality in compliance with Bank policy, underwriting standards and documentation requirements.

- Must comply with applicable laws and regulations, including but not limited to, the Bank Secrecy Act, the Patriot Act, and the Office of Foreign Assets Control.

- Complete required bank and BVS training courses within assigned time frame(s).

Keep work area tidy and maintain customer privacy. Attends and participates in meetings as required.

QUALIFICATIONS:
- A High School Diploma or GED required.
- A two-year or four-year college degree in a business related field of study is preferred
- Must be registered as an active Mortgage Loan Originator (MLO)
- 5-7 Years Current Mortgage experience as well as prior Sales Management experience
KNOWLEDGE, SKILL, ABILITY:
- Thorough knowledge of current Mortgage Regulations including RESPA, TRID, REG B etc.
- Working knowledge of Conventional, FHA/VA, Jumbo, USDA, CHFA.
- New Construction experience is a plus.
- Working knowledge of Conventional, Jumbo and FHA/VA guidelines. Including First Time Home Buyer programs ie: CHFA, USDA, Manufactured and standard industry underwriting expectations.
WORK ENVIRONMENT: Must be able to routinely perform work indoors in climate-controlled shared work area with minimal noise. Must be capable of up to 25% travel (e.g. 1 week or 5 days/month) by automobile (as driver and passenger), commercial airlines, rental vehicles and public transportation and be able to lodge in public facilities. Travel will be necessary to conduct the duties of this job, and the employee must have the ability to drive and have proper licensing.

Must be capable of climbing / descending stairs in an emergency situation.
Specific lifting abilities required by this job include: Sedentary work. Exerting up to 10 pounds of force occasionally and/or negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects, including the human body. Sedentary work involves sitting most of the time. Jobs are sedentary if walking and standing are required only occasionally and all other sedentary criteria are met
Specific vision abilities required by this job include: The worker is required to have close visual acuity to perform an activity such as: preparing and analyzing data and figures; transcribing; viewing a computer terminal; extensive reading; visual inspection involving small defects, small parts, and/or operation/inspection of machines and/or using measurement devices at distances close to the eyes.
