SUMMARY: The Assistant Property Manager is responsible for assisting in the operational, marketing, and financial performance for a 220-unit class A multifamily development.
DUTIES AND RESPONSIBILITIES:
- Ensure property is rented to fullest capacity
- Maintain community appearance and ensure repairs are noted and completed on timely basis
- Demonstrate best-in-class customer service skills
- Utilize marketing strategies to secure traffic & update all ILS platforms as required
- Confirm that leasing techniques are effective in obtaining closure
- Deal with resident complaints, concerns and requests on timely basis to ensure resident satisfaction with management
- Develop and/or implement resident retention programs & community events
- Consistently enforce community and company policies
- Greet prospects and qualify by covering all criteria
- Tour community and highlight amenities (pool, clubhouse, dog park, etc.) and close the sale
- Process applications for approvals. Follow-up with applicant regarding status
- Follow-up on prospects unable to close
- Secure new residents’ signature(s) on appropriate paperwork prior to move-in. Orients new resident(s) to community & assists throughout entire move-in process.
- Monitor apartments up for renewal, send notices, and secure renewal
- Prepare and/or implement procedures and systems within company guidelines to ensure orderly, efficient workflow
- Continually monitor and analyze traffic logs, conversion ratios, budget guidelines, renewal information, marketing data, etc., to be able to give up-to-date and proper information when requested by others
- Ensure distribution of all company or community-issued notices
- Monitor & control all key fob operations for community
- Assist property manager with move-out inspections
- Ensures all appropriate and applicable documents, processes, and notations are entered into software system in a timely manner.
- Assist the property manager with all other tasks as required.
QUALIFICATIONS:
- High School Degree or equivalent
- Three to five years related experience or equivalent
- Strong organizational, problem-solving, and analytical skills
- Ability to manage priorities and workflow
- Versatility, flexibility, and a willingness to work within constantly changing priorities
- Acute attention to detail
- Proven ability to handle multiple projects and meet deadlines
- Strong interpersonal skills
- Good judgement with the ability to make timely and sound decisions
