PROPERTY MAINTENANCE TECHNICIAN - MULTI-SITE - KANSAS
The Property Maintenance Technician maintains a safe, attractive, and comfortable environment on all Belmont communities. Installs, maintains, and repairs appliances, equipment, physical structures, pipes and electrical systems on Belmont Communities within municipality codes by performing the essential maintenance duties required of the position.
This multi-site property maintenance technician will service the following properties located in Spring Hill and Wellsville, Kansas:
- GardenWalk of Spring Hill - a 36-unit family living community
- Savannah Park of Spring Hill - a 24-unit senior living community
- GardenWalk of Wellsville - a 24-unit family living community
- Homes at Walnut - a 18-unit family living community
These properties are Low-Income Housing Tax Credit and USDA/Rural Development funded properties. The properties consist of existing, rehabbed and new housing consisting of 116 units. The Property Maintenance Technician will provide general maintenance services to all properties on a weekly basis splitting the work week according to maintenance service needs.
This full-time position is eligible for full-company benefits upon successful completion of the 90-day probationary period. Additionally, Property Maintenance Technicians are eligible for an incentive package when meeting eligibility criteria relating to maintaining budget, occupancy levels and rent collection, as well as maintaining compliance with city ordinances, funding sources and property guidelines.
Ideal candidates for this position will have property maintenance technician work experience for a property management company, with a history of reliability and good employer recommendations. Additionally, candidates must own their own hand tools, own a dependable vehicle, have training and experience with work place safety and be familiar with electricity, plumbing and carpentry as more fully described in the full job description.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Ability to work in cooperation with residents, co-workers, vendors, contractors, and officials necessary to efficiently maintain the community
- Portrays a professional image at all times
- Corrective Maintenance
- Completes service requests accurately per work orders in an efficient and timely manner, following company procedures
- Must be trustworthy and respectful of assets of both the company and residents when performing duties associated with position including completing work orders in residents' apartments when resident is not present.
- Consistently displays the ability to complete work orders and maintenance requests
- Communicates detailed notice of work performed with both resident and Resident Manager
- Assists with apartment make-ready procedures
- Painting as necessary
- Services appliances, plumbing, electrical fixtures, to best ability
- Repairs or replaces old and faulty parts, fixtures or appliances
- Checks, services, and maintains locks and/or re-keys / replaces locks and keys when appropriate according to company policy
- Replaces burned out light bulbs
- Conducts preventative maintenance
- Conducts regular inspections of grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment.
- Inspects / checks for appearance and cleanliness of ground, facilities, equipment, etc.
- Inspects / checks for structural cracks
- Inspects / checks for excessive water usage, leaks, proper water pressure, etc.
- Inspects / checks for faulty parts
- Makes repairs or replacements, as necessary and with approval of Regional Vice President.
- Performs emergency maintenance
- On-call for emergency duty.
- Familiar with location of shut offs for power, water and gas.
- Familiar with location of clean out traps, fire extinguishers, and fire hydrants.
- Familiar with emergency procedures, company policies, and appropriate points of contact and respective emergency telephone numbers
Other
- Inspects / observes conditions of apartments and reports any unusual circumstances (e.g., large pets and quantity).
- Assists in maintaining inventory of tools, equipment, and supplies.
- Reports all needed repairs to Resident Manager.
- Assists with various other types of maintenance when necessary.
- Attends all instructional classes as required.

MAINTENANCE EXPERIENCE / REQUIREMENTS
- Must have own standard tools for maintenance work
- Experience with safe work procedures
- Familiar with electricity, plumbing, and carpentry such as:
Electrical Skills
- Repair or replace outlets, switches, telephone jacks, light fixtures, lamps, or vent fan motors, etc.
- Check breaker box for thrown breaker and repair or replace as necessary
- Check fuses in disconnect boxes and replace if needed
- Repair or replace eye sensors, doorbell buttons, transformer, or chimes
- Check repair or replace smoke alarms.
- Plumbing
- Repair or replace necessary parts on toilets, faucets, traps, pipe fittings, or water lines
- Repair hot water tanks by replacing elements, thermostats or T& P valve
- Check hot water heaters for appropriate settings
- Repair or replace garbage disposal
- Locate water leaks and repair, if possible
Carpentry Skills
- Repair or replace locks on all doors as needed
- Key and master entry and dead bolt locks
- Repair or replace damaged exterior and interior doors, doorjambs, threshold, brick trim or k-pat molding, and weather stripping
- Repair or replace single and double pane glass, balance rods, or screens
- Repair or replace damaged bottoms, hinges, guides, runners, knobs, drawers, or doors in kitchen or bathroom cabinets or set new cabinets
- Install closet rods and shower curtain rods
- Fill nail holes in walls and up painting as necessary
HVAC
- Assess and determine when HVAC is not functioning properly so manager can call licensed HVAC technician
- Repair stopped up A/C condenser by blowing line out with compressed air
- Change A/C filters on schedule
- Check to make sure that the air intake is not obstructed (i.e., no blocked vents by furniture, etc.)
Appliances
- Replace gaskets on refrigerator freezer or main door when needed
- Check refrigerator for proper performance and repair as needed
- Install new refrigerator when needed
- Repair or replace range pans, rings elements for top, bake element, broil element, knobs, thermostats, handles, doors, springs, etc.
- Install new range when necessary
- Repair or replace garbage disposal as necessary
EDUCATION
High school diploma or general education degree (GED)
MATHEMATICAL SKILLS
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals, primarily to read and use a tape measure.
REASONING ABILITY

PHYSICAL DEMANDS

WORK ENVIRONMENT
While performing the duties of this job, the employee is regularly exposed to outside weather conditions. DRIVING ABILITY
Valid Driver's License and auto insurance coverage must be maintained at all times. Driving is an essential function of the Maintenance Technician's job. With deposits to be made, mail to be dropped off, parts to be picked up, and travel to other communities and required Belmont training seminars, this qualification is a necessary part of the Maintenance Technician's job.
