TITLE: Title Examiner
DUTIES AND RESPONSIBILITIES
- Search and Examine titles of moderate to advanced complexity in accordance with company and underwriting examining procedures to determine the status of title or establish a chain of title.
- Abstracts and analyzes deeds, mortgages, easements, judgments, tax assessments, mineral reservations, and other applicable instruments.
- Proficient in mapping unplatted land.
- Compiles reports from searched data, types commitments/search products and bills accordingly.
- Updates commitments/search products through closing.
- Reviews commitments and closing documents after closing. Types and produces final policies.
- Responds to various requests from company employees, affiliates/attorneys, and the general public regarding status of legal title and insurability of title.
- Locates, compiles, and posts information from city, county, and other public records for updating company files, logs, and indexes. Searches/examines and writes continuations and reinsured cases of moderate complexity.
- Review and process title clearance requests, Indemnities, Policies and corrections.
KNOWLEDGE, SKILLS, AND ABILITIES
- Analytical ability sufficient to perform tasks that are varied and short-term requiring concentration, accuracy, and attention to detail.
- Ability to communicate effectively both verbally and in writing, in person and by telephone. Knowledge of the legal documents which affect title to real property, the methods by which the documents are recorded, and local filing requirements and recording fees. Knowledge of local abstracting procedures. Knowledge of surveys and of plotting metes and bounds.
- Mathematical ability sufficient to make basic arithmetic calculations.
- Ability to operate a personal computer and to use common office software, such as word processing and spreadsheet applications for 8 hours per day.
- Ability to run, review and follow company software reports for outstanding title work, due dates and rush requests.
- Work overtime as needed.
EXPECTATIONS
- Search and produce an average of 2 or more New Exam Products per hour OR 4 or more Update/Revision Exam Products per hour OR any equivalent combination thereof.
EDUCATION, EXPERIENCE, AND LICENSING
- High school diploma/equivalent and
- At least three years of experience searching and/or examining titles, or an equivalent combination of education and experience.
- Proficiency using Outlook, Data Trace, Excel, Word, Adobe Acrobat Pro, and Pacer.
- Title Producer License will be required if not already obtained after completion of 90 day probationary period.
