Leasing Specialist

The Leasing Specialist is responsible for the leasing, marketing and maintaining positive resident relations of residential apartments. This position requires the individual to have high energy, a burning desire to make a real difference in people’s lives and a commitment to anticipate and exceed the expectations of our residents and clients.
Essential Functions
- Generate interest in the community by touring the property with prospects and answering questions about the amenities, local community, and other property details.
- Execute all marketing activities to drive traffic and create a lasting impression.
- Assist prospects in qualifying for an apartment home by collecting appropriate information and initiating background checks.
- Deliver unmatched service to residents at all times while maintaining resident retention.
- Ensure the model apartments and target apartments are ready to show and maintain work areas, common areas and offices in a clean and orderly manner (appealing to all 5 senses)
- Ensuring all fees and deposits are collected by prospects and/or residents in a timely manner.
- Track all leads via the guest card system and follow up with all prospects.
- Daily social media engagement to drive resident retention and promote community lifestyle to increase market position and desirability.
- Use attention to detail, planning and organizing skills to perform required office duties and to coordinate paperwork related to apartment home rentals.
- Have a thorough knowledge of lease terms, specifications, and all community policies.
- Maintain a professional appearance and Servant Leadership attitude at all times.
- Regular “shopping” of competitive properties and remaining knowledgeable of market conditions

- Ensure all aspects of the move-in process are completed in advance of lease signing. Activities may include resident screening, pre-tour of apartment, income verification, file maintenance and compliance screening.
- Escalate property/resident concerns to the Property Manager in a timely manner.
- Ensure proper maintenance and compliance of all resident files in accordance with the affordable housing program.
- Additional duties as assigned
Job Requirements
- Affordable experience preferred
- High School diploma or equivalent (GED)
- Must have excellent written and verbal communication skills
- Must demonstrate support of Bonner Carrington Servant Leadership
- Strong sales, marketing and social media preferred
- Ability to walk and stand for extended periods of time.
- Ability to meet and exceed sales objectives
- Ability to work a flexible schedule, including evenings and weekends. May be exposed to external climatic environments to complete the job duties.
- RealPage experience a plus
- Experience with Microsoft Office Suite including Word and Excel

Position Type/Expected Hours of Work
This is a full-time position. Must be available to work scheduled hours on a consistent basis and, if necessary, additional hours when requested.
