JOB SUMMARY: Performs a variety of maintenance duties in buildings and on grounds so that a clean and safe environment is maintained for tenants, staff and visitors. Prepares apartments to rent after move-outs, includes painting and wall repair. Services and repairs appliances and equipment used in the building as necessary.

RESPONSIBLITIES, DUTIES:

  • Repair and/or arrange for repair of plumbing, mechanical, electrical, electronic systems and equipment such as boilers, water softeners, air conditioners, washers, dryers, heating and cooling equipment, etc.
  • Conduct regular preventive maintenance checks in accordance with established maintenance program.
  • Complete work projects as assigned and document records as required.
  • Maintain clean work areas and care for tools and equipment in a safe manner.
  • Operate power tools and small machinery safely, keeping them in good working order.
  • Perform minor repairs on tools and equipment on a regular basis.
  • Must demonstrate safe practices in operating vehicles, equipment or in handling materials.
  • Demonstrates and performs proper body mechanics to perform necessary lifting/carrying of supplies, equipment and materials; and pushing/pulling of equipment (lawn mowers, carts, etc.)
  • Understands proper procedures for safety, and reports unsafe equipment or items or equipment needing repair. Recognizes safety hazards and acts to eliminate them.
  • Must respond appropriately to fire/disasters, fire drills and emergency situations. Understands procedures for shutting off equipment and securing building as necessary to reduce hazards.
  • Must be knowledgeable of chemicals used in building, electrical and other hazards and OSHA Right to Know program.
  • Perform minor carpentry and work such as painting, plaster patching, etc.
  • Do ground maintenance work as assigned, keeping sidewalks and parking lots free from snow and ice. Lawn mowing and trimming in summer months.
  • Haul garbage, unload vehicles, unload freight and store inventory as assigned.
  • Must be familiar with physical arrangement of building, grounds, and equipment.
  • Run errands for the building as requested and directed by staff, and/or supervisor.
  • Assist tenants and staff with moving of furniture and other heavy items throughout the building.
  • Wear appropriate safety shoes and clothing. Maintain good personal hygiene and grooming.
  • Understands and follows the vulnerable adult abuse policy and reporting procedure.
  • Is aware of and adheres to the home care Bill of Rights.
  • Demonstrates and uses Universal Precautions in accordance with established infection control procedures. Demonstrates and practices correct handwashing and infection control procedures.
  • Is knowledgeable of, observes and follows all safety rules and regulations of the building.
  • Reports injuries/accidents to supervisor before the end of the work shift.
  • Performs duties as assigned by the supervisor and accepts work assignments which best meet the needs of tenants.
  • Supports and adheres to the policies and procedures of the building.
  • Offer ideas and suggestions for improvement.
  • Reports to work on time as scheduled and provides notice of tardiness and absence in accordance with policy.
  • Works cooperatively with all departments and staff.
  • Attends department meetings and mandatory in-services, if requested.
  • Maintains confidentiality of resident information.
  • Must be courteous and use calm, kind tone of voice when dealing with tenants, staff and visitors.

PHYSICAL DEMANDS:

While performing the duties of this job, the employee is regularly required to use hands to finger, handle, or feel objects, tools or controls and reach with hands and arms. The employee frequently is required to stand and walk, stoop and kneel, push or pull objects. Occasionally reach above shoulder, climb ladders/steps and balance, crouch, or crawl; talk or hear; feel or smell. Minimal sitting. Employee must frequently lift and/or move 0-50 pounds; occasionally lift and/or move supplies, equipment and materials weighing 51-100 pounds. Minimal lifting in excess of 100 pounds. Specific vision abilities include close, distance and color vision, depth perception and ability to adjust focus.

WORK ENVIRONMENT:

  • The noise is usually moderate.
  • Exposure to body fluids and bloodborne pathogens.
  • Exposure to chemical and respiratory hazards.
  • Work outside in a variety of temperatures and weather conditions. Work indoors in generally well-lighted and well-ventilated areas, but may vary due to location of boilers, plumbing, and repair work required. May be required to work in cramped quarters in uncomfortable conditions.
  • Physical hazards such as working within close proximity to electrical current and power equipment.
  • Occasionally must drive a vehicle and operate.

POSITION REQUIREMENT/QUALIFICATIONS:

To perform this job successfully, an individual must be able to perform each essential duty satisfactory.

  • Must be free of active contagious diseases, such as tuberculosis or typhoid.
  • Must be reliable and have good attendance.
  • Show initiative.
  • Must have a cooperative, caring and positive disposition.
  • If position provides “direct contact” with tenants as defined in the Vulnerable Adults Act or has access to resident’s apartments, the employee must receive a “not disqualified” criminal background result..
  • Must work as a team member and maintain a positive demeanor.
  • Must be compassionate toward the elderly, working with tact and ethical awareness.
  • Working knowledge of mechanical equipment within building.
  • Ability to interpret material safety data sheets (MSDS) on chemicals.
  • Must be flexible and able to adapt to changing situations.
  • Good organization skills.
  • Must be able to work evenings, weekends and on-call hours on an occasional basis.

EDUCATION AND/OR EXPERIENCE:

High School Diploma or GED.

Related experience and/or training in maintenance.

CERTIFICATES/LICENSES/REGISTRATIONS:

Must have a valid driver’s license.

LANGUAGE SKILLS:

Ability to read and write simple correspondence. Must be able to communicate information effectively in one-to-one and small group situations.

REASONING ABILITY:

Ability to solve problems and apply common sense understanding to carry out written or verbal instructions.
