Job Summary
The Assistant Project Manager assists in the planning, management, and execution of work for assigned construction projects. May be assigned one or more projects at a time. Manages projects to meet quality standards, owner expectations, and profitability. Assesses and responds to customer needs and cultivates customer relationships
Duties And Responsibilities
- Reports to owner, architects and engineering consultants about progress and any necessary modifications of plans that seem indicated.
- Manages day to day operational and tactical aspects of one or more construction projects.
- Assists the project team in preparing the Project Management Plan
- Maintains owner relations.
- Assist Senior Project Manager with managing projected costs and profits for each project under him/her.
- Assists with managing the performance of all trade contractors and reviews architectural and engineering drawings to make sure that all specifications and regulations are being followed.
- Assists in the preparation of estimates and subcontractor pre-qualifications for the project.
- Participates in value engineering services as appropriate.
- Organizes and holds pre-construction planning meetings.
- Defines scopes of responsibility and successfully negotiates all subcontract agreements.
- Prepares project budgets and unit cost reports and participates in monthly job cost reviews to declare project status.
- Participates in obtaining permits and resolving other regulatory requirements as necessary.
- Prepares a project schedule and develops the sequence and milestones necessary to successfully complete the project in concert with the Project Superintendent.
- Obtains and reviews plans and specifications and determines their completeness and consistency.
- Manages project materials and equipment procurement within the projects budget constraints and consistent with the project delivery schedule.
- Regularly visits the project site and monitors costs, safety, quality, and schedule performance with the Project Superintendent.
- Evaluates and modifies as necessary, schedules and self-performed work procedures to meet schedule milestones and financial goals.
- Negotiates owner and subcontractor change orders and manages the resulting cost and profit impact.
- Controls the payment of job costs based on document review and approval and coordinates with the project accountant for monthly payments and lien releases.
- Accurately forecasts revenue, profitability and project costs and distributes status reports monthly.
- Is responsible to ensure proper administration of project document controls.
- Develops and monitors project quality, safety, and risk management plans.
- Attends and documents owner and other coordination meetings.
- Coordinates all final close out procedures for the project including as-built drawings, close out, letter of substantial completion, and letter of recommendation.
- Participates in PM training.
- Interacts with all company departments to ensure company policy and procedures are carried out and corporate objectives achieved.
- Uses tact to maintain relationships with vendors, owners, architects, community and state officials and the public.
Qualifications
- Pursuing or completed four-year bachelor’s degree, preferably in a construction-related field, i.e., Construction Management Bachelor’s Degree in a construction related field or equivalent work experience.
- Over 2 years of experience in construction project management or related experience;
- Understands contractual language and concepts and how to protect the company while providing quality service to the client.
- Reads and understands plans, blueprints, and specifications.
- Has high standards of ethical conduct regarding organizational policies.
- Knows how to manage processes to achieve challenging goals. Is a self-starter. Works independently.
- Technically proficient in Microsoft Office, Bluebeam and Scheduling Software.
- Working knowledge of OSHA standards
- OSHA 10 preferred or ability to obtain within 6 months.
- Proficiency in Procore preferred.
- Excellent written and verbal communication skills.

Working Conditions
The Assistant Project Manager usually works in an office environment either in the Springfield, MO office or at the project jobsite. The project may require the Assistant Project Manager to be onsite for extended durations, and travel could range from 50% to 100%.
