Overview


The Maintenance Technician is responsible under the general supervision of the Managing Director for all phases of general repair maintenance, physical condition of the property and the preventative maintenance programs of the property; to ensure that the property is maintained in good physical condition with a stabilized fiscal operation. The Technician will be able to work flexibly to provide service to the property owner and tenant (s) of the property. Additionally, the Technician is expected to exemplify and promote Bradley Company values and all relationships within the Property Management Team as well as with property owners, tenants and trade contractors.


Essential Functions and Responsibilities

  • Perform all assigned tasks in a professional manner to reflect the highest integrity of the maintenance department and company
  • Ensure clean, marketable curb appeal by painting, cleaning, removal of trash and debris on the grounds and other tasks related to the curb appeal of the property as needed and assigned
  • Grounds work as required, which may include mowing, weeding, snow removal and other lawn care and landscaping duties as may be assigned
  • Clean up thoroughly after work is complete
  • Follow all company emergency policies
  • Read prints and interpret instructions
  • Work within the established work schedule and at other times as needed
  • Ability to work on his or her own with only nominal supervision
  • Knowledge and observance of safety precautions and policy/procedures
  • Participate in performance improvement and information management activities
  • Demonstrate knowledge and be able to identify needs to promote a safe environment needed to protect the property and its tenants
  • Demonstrate skills, knowledge, and abilities in carpentry, electrical, HVAC, interior finishes, plumbing, pest control, painting, and other general facilities management trades
  • Manage list of deferred maintenance as assigned (i.e. capital improvements, common area maintenance) and communicating status updates
  • Submit weekly time sheets to Managing Director using Bradley Company’s utilized software
  • Log and track all work orders to ensure successful completion, and tracking, of all building/tenant work orders
  • Assist in monitoring building maintenance contracts, ensuring contractor completion of agreement upon scope of work
  • Other duties as assigned

  • Able to multi-task, prioritizing in-coming work and meeting deadlines


Education and Experience

  • High school diploma or equivalent
  • Minimum 2 years of relevant experience in facilities management
  • Valid U.S. driver's license and automotive insurance


Physical Requirements

  • Ability to lift up to 50 lbs
  • Ability to climb a ladder
  • Ability to legally operate a motor vehicle
  • Ability to work in inclement weather
