Job Summary:
Breckenridge Property Management (BPM) is the premier property management company in Breckenridge, CO, providing comprehensive management services to both homeowner associations as well as individual homeowners renting their properties on a short term basis. The management portfolio consists of three to six managed Association contracts and more than 400 short term rental contracts through five buildings across the town of Breckenridge.
The Property Manager drives the operations and governance of three to six Associations in the BPM association management portfolio. The Property Manager is charged with delivering high quality experiences to the boards, owners and guests of our managed communities. In a resort environment where owners are dependent on short term rental income, this is not a typical HOA management environment. Our association leadership must think about association operations from an owner and guest perspective and work with their boards and teams in support of the resort environment. This includes focus on standards and procedures for daily operational management, retaining and where necessary, amending HOA contracts, managing in a style that fits with resort property management teams and homeowner relations and general awareness on impactful legislation related to association governance. Critical in-resort relationships include: Front Desk, Housekeeping, Engineering, Corporate Hospitality, Conference Sales & Services and various community stakeholder groups.
Job Responsibilities:
- Prepare and lead Association board and homeowner meetings, present operating budget, send notices, and collect proxies.
- Prepare and monitor annual budgets and financials reports – Balance Sheet, Income Statement, Aging and Variance reports. Arrange audits required and/or requested by the board.
- Maintain frequent and detailed communication with Association Boards in respect to project updates, monthly property inspections, financials and any and all pertinent information.
- Monitor collection of association revenues from: real estate transfer, civic assessments, and Fluctuating mill common assessments. Monitor delinquencies and take collection actions when required per association regulations.
- Manage all contracts for designated association areas: snow removal, landscaping, wetlands water quality monitoring, storm sewer and detention pond maintenance, building mechanical systems, amenity unit equipment, etc.
- Support the BMMA shuttle service operation: employees schedule, payroll, hiring, coaching ordering and maintain fleet of 10 shuttle vans.
- Oversight of cleanliness and maintenance of Association Common Elements and units
- Allocate electric and gas charges for shared facilities within associations
- Coordinate reserve fund studies; Monitor reserve fund balances and investments.
- Ensure association is aligned insurance levels for: property, liability, D&O, umbrella, and BMMA vehicles. Process Insurance claims as necessary.
- Maintain and update HOA websites and Owner Portal for HOA documents.
- Keep long term financial plan updated to prepare for the future development of additional association parcels.
- Process association related invoices through designated payment systems.
- Other operational duties as assigned.
Job Requirements:
Required:
- Minimum three years of direct experience in successful community association management/HOA management, preferably in a resort setting.
- Proven experience in and passion for service, solving complex challenges and working with a multitude of personalities to accomplish goals.
- College degree or equivalent experience
- Strong leadership, diplomacy, communication and professionalism skills, that shine in both written and oral communication
- Demonstrated ability to leverage emotional intelligence to build and manage stakeholder relationships
- Vail US driver’s license
- Able to lift 30 pounds
- Colorado CAM (community association manager) license is required. The ideal candidate will already possess this license, or candidate must be able to obtain license within the first three months on the job. This process includes first passing the M100 and or AMS certification, state licensing exam, fingerprinting with the Colorado Bureau of Investigation and a background check.
The expected pay range is $60,000 - $70,000 annual bonus. This is the pay range we reasonably expect to pay for this position. Individual compensation decisions are based on a variety of factors.
