POSITION DESCRIPTION
The Property Manager is responsible for operations and management of the Bridge management portfolio. Business development responsibilities include independent and joint identification of leads and participation in presentations. Duties include preparation and implementation of departmental procedures which meet company goals and objectives, continuous interaction with leadership, brokerage associates and the marketing team.
ESSENTIAL FUNCTIONS
- Lead business development efforts, including calls, proposals, contracts, and fee structures.
- Oversee property management operations, ensuring efficiency in accounting, lease administration, and collections.
- Serve as primary contact for assigned properties, managing all aspects of operations such as maintenance, safety, landscaping, and tenant build-outs.
- Develop and manage annual operating and capital budgets aligned with ownership objectives.
- Prepare and analyze monthly financial reports, budgets, CAM reconciliations, and variance explanations.
- Administer leases, ensure tenant compliance, and coordinate with leasing teams to minimize vacancy.
- Oversee bidding, tenant improvements, and maintain show-ready property conditions.
- Maintain accurate property files and supervise vendor contracts, services, and maintenance teams.
- Manage tenant relations, addressing repairs, lease issues, and fit-up projects.
- Collaborate across departments to ensure seamless property operations.
- Stay current with property management technologies and best practices.
QUALIFICATIONS
- Licenses: SC Real Estate Sales or Property Manager’s License.
- Education: Bachelor’s degree or equivalent work experience.
- Preferred Designations: CPM or RPA.
- Knowledge: Commercial real estate leasing/management, accounting, construction terms, property laws, and investment principles.
- Skills: Team leadership, marketing, time management, negotiation, communication, attention to detail, and client relations.
