BRIDGE Housing strengthens communities and improves the lives of its residents, beginning—but not ending—with affordable housing. We are looking for an accomplished Project Manager to join our San Diego team!
As a Project Manager, you will manage a portfolio of projects in various phases of development, from site acquisition and project conception through construction completion and lease-up. You will also be responsible for ensuring a smooth transition of the process from development through occupancy and into operations.
This position requires a sound understanding of affordable housing development including expertise in real estate finance.
Responsibilities
- Identify and test feasibility of potential development opportunities through coordination due diligence activities
- Solicit bids from consultants and contractors, evaluate proposals, coordinate selection of design team, and negotiate contract terms
- Strategize and manage internal and external teams to obtain required approvals and build public support
- Manage design and construction team from initial scoping, schematic design and design development through construction
- Create and maintain detailed project pro forma and manage project budgets
- Obtain all debt, equity, and soft sources of finance and negotiate terms of financing
- Manage application process for local, state and federal funding including tax credits and tax exempt bonds
- Manage real estate and finance transactions including site and property acquisitions, construction and permanent loan closings and tax credit equity syndications
- Finalize programmatic requirements with Resident Program Design team
- Act as BRIDGE’s representative in the marketplace, working with investors, city officials, brokers, peers, and others
Qualifications
- Three to five years of experience in real estate development, including affordable and multifamily/attached residential
- Experience in the development of complex projects such as urban and transportation-oriented multifamily housing
- Experience in all phases of the new construction development process from site control through entitlement, design, construction, lease-up, and stabilization
- Real estate finance expertise in rental and low-income housing tax credits
- Ability to create project pro forma and articulate the case for a specific project
- Experience managing internal and external teams on development projects
- Master's degree in business, real estate, planning, or finance preferred
- Strong knowledge of Southern California real estate markets preferred
