Job Summary:
We are seeking a detail-oriented and customer-focused Assistant Property Manager to support the daily operations of our self-storage facility. This role will work closely with the Property Manager to ensure excellent customer service, efficient operations, and a welcoming environment for tenants.
Key Responsibilities:
Operational Support:
- Assist with day-to-day facility operations, ensuring the property is clean, secure, and well-maintained.
- Handle customer inquiries, move-ins, move-outs, and lease agreements in a timely and professional manner.
- Help manage delinquent accounts by sending reminders and supporting auction processes when necessary.
- Monitor unit availability and assist in implementing pricing strategies to optimize occupancy.
Customer Service:
- Provide exceptional service by addressing tenant concerns and resolving issues promptly.
- Foster positive relationships with current and prospective tenants.
- Ensure tenants experience a safe, secure, and welcoming environment.
Sales & Marketing:
- Support marketing efforts to attract new tenants, including posting listings and utilizing social media.
- Assist in maintaining a competitive edge by monitoring local competitors and adjusting strategies accordingly.
Financial & Administrative Tasks:
- Collect rental payments, issue receipts, and maintain accurate financial records.
- Help prepare facility reports and maintain compliance with company policies and procedures.
- Manage office inventory and supplies to ensure smooth operations.
Team Collaboration:
- Work collaboratively with the Property Manager to achieve facility goals and maintain operational excellence.
- Support team members with tasks as needed to foster a positive and productive work environment.
Qualifications:
Required Skills & Experience:
- Proven experience in customer service or administrative support, preferably in property management or self-storage.
- Proficiency with property management software (e.g., Yardi Breeze, SiteLink, or similar) is preferred.
- Strong organizational, multitasking, and problem-solving skills.
- Ability to communicate effectively, both verbally and in writing.
- Availability to work weekends and holidays as needed.
Preferred Skills:
- Familiarity with self-storage operations, including climate-controlled and drive-up units.
- Experience with marketing strategies, including social media and digital advertising.
- Knowledge of auction processes and delinquency management.
Physical Requirements:
- Ability to lift up to 50 pounds and perform light maintenance tasks.
- Willingness to work both indoors and outdoors in varying weather conditions.
