Community Manager Job Description

Broadway Management Company is a small owner-operated business located in the Greater Bay Area. Our Community Manager responsibilities include but are not limited to: directing and controlling the operation of the apartment community; maximizing the ROI for the Owners; providing a quiet and enjoyable living environment for residents; encouraging positive work relationships with all employees; successfully maintaining high occupancy and having a thorough understanding of competitive marketing and pricing; communicating effectively with residents, employees, supervisors, and vendors; performing daily inspections of community to ensure cleanliness, proper maintenance, and prevention of safety hazards.

The successful candidate must be a hands-on self-starter with excellent written, verbal and analytical skills as well as willingness to always stay abreast on the industries best practices. The ideal candidate will have 3 years’ experience in Property Management at the Community Manager level with strong emphases on leasing and marketing. Must also have experience managing a staff of 7 employees. Other desirable qualifications are as follows:

Strong customer-service and sales skills are required
Outstanding verbal and written communication
Outstanding organization and time management skills with a strong attention to detail
Must be able to understand and follow directions
Proven ability to manage multiple projects and work well under time and other constraints
Strong analytical, and decision-making skills
Previous experience with Yardi and Yield star is a plus;
Ability to read and write English; speak English and understand spoken English

ESSENTIAL JOB FUNCTIONS:
Preparing annual operating budgets
Prepare marketing and leasing plan for community as well as learning/knowing the property market
Conduct weekly staff meetings and promote a team environment
Coordinate Community events
Lease apartments by showing the model and/or available apartment, ensuring the team is performing to company standard.
Ensure internet advertising is updated daily/ weekly
Train, direct and supervise employees in all positions in the community
Oversees follow up for all traffic in CRM, Yardi
Responsible for collection of all rentOversee schedule for resident move-in and move-outs, and complete initial inspections, and final walk-thru with resident(s)
Manage staff and upkeep of the physical property
Walk and Visually inspect grounds, exterior buildings, interior inspections (pre-moveout, final move out) and vacant apartment units on a regularly
Monitor capital projects, target dates and assist in maintaining timeline for completion, maintenance expense and completed service requests
Monitor vendors, work of contractors, and any other third party on the property
Manage and direct efforts of property staff, schedule, train, evaluate, counsel, and discipline employees
Must understand and abide by all Fair Housing Policies.
Adhere to all company policy and procedures
Any other tasks as assigned

ATTENDANCE: The position requires ability to work any necessary hours. Attendance is an essential function of the job. Attend training classes or workshops as scheduled. Work schedules are subject to change based on business needs.
