JOB TITLE:
Property Manager - Commercial Division
MAJOR DUTIES AND RESPONSIBILITIES BUT NOT LIMITED TO:
Accurately maintains a variety of databases, spreadsheets, letters/memos and presentations, some confidential in nature.
Collaborate and communicate with other departments and outside vendors to assist with completing various tasks.
Answer phones, schedule and coordinate appointments and maintenance with internal maintenance team, vendors and tenants.
Oversee the timely and successful completion of maintenance requests and capital projects.
Assist in finding parts, writing bids, billing and purchasing equipment.
Will work with a diverse population requiring the ability to handle all situations with tact and diplomacy.
Build positive relationships with prospective and current tenants as well as building owners.
Show properties to prospective tenants and answer relevant questions.
Preparing, executing and transcribing legally compliant lease agreements.
Inspect properties on a regular basis to assess condition of buildings and grounds.
Assist with creating advertisement materials to market properties as they come available for lease.
Maintain timely and consistent communications with internal support teams.
Must possess and maintain a valid driver’s license; will travel to multiple sites to perform functions of the role.
Must solve practical problems.
Must set, plan and maintain annual budget.
Must be able to call for collections of rent when needed.
Understands hazards and takes safety precautions.
ORGANIZATIONAL RELATIONSHIPS:
Reports to the Vice President of Property Management. Works with other property management staff.
WORK SCHEDULE
Monday through Friday 8 am to 5 pm. Moderate on-call emergency nights, weekends and holidays.
QUALIFICATIONS:
Bachelor’s Degree (Preferred)
IREM CPM (A Plus)
Great understanding of mechanical and building systems a plus.
Kansas Real Estate License (A Plus)
Strong planning, organizational and project management skills.
Self-motivated with the ability to stay on task, handle multiple projects and excellent time management skills
Good judgement and problem solving.
Ability to provide great customer service.
Excellent communication skills, both verbally and written, in order to communicate with others inside and outside the organization for the purpose of giving and obtaining information.
Display a significant degree of professionalism and confidentiality
Intermediate to strong user of Microsoft Office including Power Point, Excel, Word and Outlook.
Ability to walk, kneel, crouch, climb, crawl, etc. to reach items in need of repair.
Tolerance to all extremes of hot and cold weather.
Ability to work with minimum supervision.
Ability to take direction from multiple supervisory and management staff.
Must pass Drug Screen and Background Check
Job Type: Full-time
Pay: $45,000.00 - $65,000.00 per year
