Essential Job Functions Include
- Perform maintenance and repair work as directed to maintain apartments, common areas, buildings and grounds according to established procedures
- Perform standard apartment maintenance which could include painting, cleaning carpets and appliance repair
- Troubleshoot, perform and/or assist in maintenance and repairs related to plumbing, heating, air conditioning, electrical, roofs, and carpentry
- Regularly communicate with supervisor as to status of service requests, make ready units, etc.
- Assist in other duties as requested by management
- Control expenses to meet budgeted guidelines
- Provide excellent customer service at all times
- Participate in all resident promotions and/or functions as required by the property manager
- Follow all safety and liability guidelines as directed
- May be required to be “on call” for emergency maintenance after hours as directed by management
- Must possess adequate working knowledge of a property’s significant maintenance needs such as HVAC, electrical, plumbing, carpentry etc.
- Trade school or associate’s degree in related field a plus
- High School diploma or G.E.D. equivalent required.
- Ability to follow directives and work with minimum supervision
- Must have basic understanding of the English language and be able to communicate effectively.
- Ability to interact positively with residents, employees, vendors and the general public.
- Valid driver’s license and acceptable motor vehicle record may be required
- Must be able bend, stoop, sit, stand, walk, climb stairs & ladder, to reach, lift, pull, push and lift or carry weight up to 75 pounds
- Ability to exercise schedule flexibility to accomplish set goals.
