OVERVIEW OF POSITION
The Property Manager will be responsible for the direct management and oversight of their properties and teams with the goal of maximizing asset value, customer satisfaction and revenue. They will oversee the daily operations of the property management process, including the implementation of budgets and the most effective utilization of resources. The Property Manager will direct the activities of employees engaged in operating and maintaining facilities and equipment in office buildings by performing the following duties personally or through subordinate supervisors.
ESSENTIAL DUTIES & RESPONSIBILITIES
- Manage all aspects of the assigned properties.
- Oversees the daily operations, maintenance, upkeep, and conditions of the various properties.
- Maintains a positive, productive relationship with customers, vendors, and engineering teams.
- Conducts routine property inspections and addresses deficiencies appropriately within the approved budget parameters.
- Reviews monthly financials, including monthly accruals, reclasses, and reforecasting.
- Assists in the training and development of their property teams, including Property Assistants and Assistant Property Managers.
- Conducts ongoing performance evaluations and assesses performance of property staff.
- Assists with oversight of building and/or customer (tenant) construction projects.
- Directs contracted projects to verify adherence to specifications.
- Purchases building and maintenance supplies, equipment, and furniture.
- Plans, generates, and administers property level budgets.
- Directly supervises property maintenance staff and will carry-out the supervisory responsibilities in accordance with the organization’s policies and applicable laws.
- Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
Qualifications
ESSENTIAL KNOWLEDGE & SKILLS
- Ability to read, and interpret documents such as leases, property management agreements, service contracts and proposals, safety rules, operating and maintenance instructions, and procedure manuals; ability to write routine reports and correspondence.
- Ability to speak effectively before groups of customers or employees of an organization.
- Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, and percentages; ability to apply concepts of basic algebra.
- Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists; uses creativity and problem solving to resolve issues with the possibility of unforeseen variables; ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
- Financial skills including preparation of monthly accruals, variances for monthly reports, and preparation and administration of annual property budgets.
- Competent in Microsoft Office applications (Outlook, Excel, Word)
- Familiar with property management related software applications including AP Processing, Work Order Systems, Budget Preparation, etc.
- Ability to meet work standards and varying work schedules as necessary. Displays excellent organizational and time management skills.
- Ability to promote teamwork among employees to accomplish goals and to meet the needs of the customers; ability to work with others as a team member to accomplish projects.
- Ability to provide a high level of customer service and recognize and respond to the needs of customers and employees.
- Ability to effectively communicate to all levels of an organization and adjust their approach as needed to resolve customer concerns.
- Ability to work within set standards and procedures, meet all deadlines, receive guidance and feedback, follow work rules, and safety and security practices.
EDUCATION & EXPERIENCE
- Bachelor’s degree from accredited four-year college or university, preferably in Business, Accounting, or a related field.
- At least 3-5 years related experience in commercial property management and/or training; or equivalent combination of education and experience.
- Certified Property Manager Certificate (CPM) or Real Property Administrator (RPA) Certificate desired.
