Castle Development Group is seeking an experienced Senior Property Manager to support the management of our commercial real estate portfolio. This role requires a strategic, detail-oriented leader who can oversee property operations end-to-end while remaining hands-on with financial performance, tenant relations, and day-to-day execution. The ideal candidate is proactive, highly organized, and comfortable managing multiple properties, vendors, and priorities simultaneously, while ensuring our assets are operated efficiently, compliantly, and to the highest standard.
Duties
- Oversee and enforce lease agreements, including rent collection, deposits, and lease compliance
- Manage daily operations across assigned properties, including maintenance, repairs, security, janitorial services, landscaping, and snow removal
- Serve as the primary point of contact for tenants, addressing inquiries, service requests, and concerns in a timely and professional manner
- Conduct regular property inspections to ensure asset condition, safety, and operational efficiency
- Source, negotiate, and manage vendor and service contracts (utilities, landscaping, maintenance, etc.)
- Market available properties and follow up with prospective tenant inquiries and leads
- Show properties to potential tenants and coordinate tenant move-ins and move-outs
- Prepare, manage, and oversee annual budgets and monthly financial reporting for a portfolio of 30 properties
- Assist with annual NNN reconciliations and property tax protests
- Ensure compliance with all regulatory, insurance, and contractual requirements
- Obtain and maintain appropriate insurance coverage for all properties
- Maintain accurate and organized property, lease, and financial files
- Support onboarding new properties, including tenant communications, billing setup, and collection of vendor W-9s
- Obtain estimates and bids for repairs, maintenance, and capital improvement projects
- Order and manage property advertising signage
- Prepare professional correspondence, reports, and administrative documentation as needed
Requirements
- 5 years of experience in commercial property management
- Texas Real Estate License preferred
- Prior management or team leadership experience preferred
- Strong interpersonal, communication, and tenant service skills
- Advanced negotiation and vendor management capabilities
- Proficiency in Microsoft Office and commercial property management software
- Highly organized, detail-oriented, and capable of working independently with minimal supervision
- Results-driven with a strong work ethic and ability to meet deadlines and manage budgets effectively
