GENERAL DESCRIPTION OF POSITION

The VP, Portfolio Manager is responsible for day-to-day management of a defined set of commercial real estate loans. The Portfolio Manager duties include surveillance, management and reporting. Examples of responsibilities may include: gathering and review of asset and borrower financial statements, inspection of assets, review of third party reports, resolution or steering of post-closing credit related issues or borrower requests and reporting to management. A key function of the Portfolio Manager is to identify, monitor and report on potential occurring or actual occurring changes which materially affect lending outcomes. The VP, Portfolio Manager interacts with Loan Servicing, Credit, Underwriting and Originations to maintain a full 360 view of the credit relationship.

ESSENTIAL DUTIES AND RESPONSIBILITIES

1. Provide day-to-day surveillance, management and reporting on individual loans. This duty is performed daily, about 25% of the time.
2. Gathers and analyzes relevant financial statements, rent rolls and asset operating statements. This duty is performed daily, about 15% of the time.
3. Preparation of Asset Summary Reports (ASRs).
4. Collect relevant market events and data.
5. Enforce tracking compliance with loan covenants and, in connection with construction loans, budget and completion report reviews for individual construction loans.
6. Identify, track and manage key factors which influence or determine credit outcomes for the Bank.
7. Completes required BSA/AML and other required compliance training as assigned. This duty is performed as needed.
8. The ability to work in a constant state of alertness and in a safe manner.
9. Perform any other related duties as required or assigned.

QUALIFICATIONS

To perform this job successfully, an individual must be able to perform each essential duty mentioned satisfactorily.  The requirements listed below are representative of the knowledge, skill, and/or ability required. 

EDUCATION AND EXPERIENCE

Broad knowledge of such fields as accounting, marketing, business administration, finance, etc. Equivalent to a four year college degree, plus 2 years related experience and/or training, and 2 years related management experience, or equivalent combination of education and experience.

COMMUNICATION SKILLS

Ability to write reports, business correspondence, and policy/procedure manuals; ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

MATHEMATICAL SKILLS

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts such as fractions, ratios, and proportions to practical situations.

CRITICAL THINKING SKILLS

Ability to solve practical problems and deal with a variety of known variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, or diagram formats.
