We are seeking an experienced Lead Superintendent for our client, a general contractor to oversee the on-site construction of multifamily residential projects. This candidate will lead field operations, manage subcontractors, ensure job site safety, and drive schedule adherence and quality standards from ground-breaking to final turnover. This individual plays a critical role in delivering high-quality multifamily projects on time and within budget.
Key Responsibilities:
- Lead all field operations on multifamily construction projects ranging from garden-style to podium and mid/high-rise structures.
- Develop, maintain, and update detailed project schedules. Coordinate subcontractors and suppliers to ensure timely task completion.
- Enforce high-quality standards in workmanship, materials, and finishes. Conduct daily inspections and coordinate punch lists.
- Manage and supervise subcontractors, vendors, and laborers to maintain workflow efficiency and safety compliance.
- Implement and enforce site-specific safety plans. Conduct regular safety meetings and ensure all OSHA requirements are met.
- Serve as the main on-site point of contact between project management, clients/owners, architects, and subcontractors. Provide regular updates on progress, delays, and issues.
- Maintain accurate daily logs, progress photos, delivery receipts, and inspection reports. Assist in change order and RFI processes.
Qualifications:
- 8 years of experience in multifamily construction (5 years in a superintendent role)
- Proven success managing full-cycle projects valued at $30M
- Deep knowledge of building codes, construction methods, and scheduling software (e.g., MS Project, Procore, or similar)
- Ability to read and interpret construction drawings and specifications
- Excellent leadership, communication, and organizational skills
Salary : $140,000 - $170,000
