Position Summary: The Property Maintenance Technician performs general maintenance and repairs on rental properties, both in common areas and within units.

Primary Essential Responsibilities:

• Provides general maintenance and repair for the community. Duties include but are not limited to, cleaning, painting, interior/exterior decorating, and maintenance, lawn care, snow-removal, replacement of lights, plumbing, electrical work, roof repairs, HVAC system maintenance, appliance evaluation, and repair, relocation of furniture/fixtures, etc.
• Responds to all resident request service calls as directed by the supervisor.
• Regularly assess the property for safety and loss prevention.
• Removes and repairs damaged drywall, floor tile, sheet vinyl, ceramic floor tile, and plywood as directed.
• Keeps supervisor informed of activities and identified/potential problems. Brings forward solutions.
• When the supervisor assign, schedule and ensure all vendor work is completed correctly.
• When required, respond to weather and environmental-related emergencies, such as snowstorms, hurricanes, tornados, floods, and fires.
• Maintains a working knowledge of corporate policies, procedures, and regulations. Completes and submits all required paperwork in an accurate and timely manner.
• Available to respond to emergency maintenance repairs after regular working hours and able to respond to the property within 30 minutes of receiving notification.
• Demonstrates respect and regard for the dignity of all residents, families, visitors, vendors, and fellow employees to ensure a professional, responsible, and courteous environment.
• Performs other duties as assigned.

Essential Above Average Proficiency Requirements:

• Drywall Installation and Repairs
• Minor Plumbing Installation and Repairs
• Installation and troubleshooting of Appliances.
• HVAC knowledge of HVAC Systems, including the ability to clean condensate lines and replace filters in mini-split systems.
• Finish Carpentry – Installation of Trim, Doors, Cabinets, Countertops, and Basic Framing.

• Proficient at many trades, recognizing quality installations.
• Able to troubleshoot when an issue arises.
• Ability to multitask with significant attention to detail.
