Schedule: Monday - Friday (8:00 a.m. - 5:00 p.m.)
Property: (Gabilan Family - 84 Units)
Maintenance Technician duties and responsibilities:
- Performs all general unit and community maintenance.
- Coordinates outside vendors as needed.
- Completes all phases of unit make ready work in accordance with established timelines, guidelines and procedures.
- Troubleshoots and repairs most mechanical systems.
- Completes occupied unit service requests in a timely manner, in accordance with established company and community guidelines and standards, and without supervision.
- Performs administrative support duties in a timely manner, including maintaining data in Yardi and preparing maintenance reports.
- Timely and accurate preparation of the maintenance reports and supporting administrative functions.
- Performs all work duties in a safe and efficient manner, in accordance with company safety policies.
- Relays information to supervisor regarding the property or operations which might constitute a physical or liability hazard.
- Participates in preventative maintenance programs and ongoing maintenance and repair of all areas of the community, in order to preserve and maintain the asset.
- Performs grounds and housekeeping responsibilities as needed.
- Plumbing: Leaky faucets, plunging toilets, running toilets, repair tank contents, pulling and replacing toilets, caulking, garbage disposal.
- Painting: Application and touch-up skills, preparation, sanding and color match.
- Appliance repairs: Replace burners, rings, knobs, refrigerator shelves, lights, etc.
- Electrical: Switches, plugs, ballasts and bulbs, circuit breaker testing, exhaust fans, light fixtures.
- Locks: Replacements, adjustments, bolt installations, window locks, make keys, latches.
- Screens and doors: Repair, replacement, and fabrication.
- Major appliance installation and lifting with hand truck.
- Detailing turnover units.
- Carpentry: Re-hanging closet rods, replacing mirrors, fixing and installing drawer tracks, removal of diffuser panel, hanging doors, cutting wood.
- Elementary drywall repairs, patching and stripping wall paper.
- Ability to satisfactorily complete, unassisted, all turnover punch list items.
- Flooring: Measuring, cutting and installing linoleum, tile, and subflooring.
Maintenance Technician qualifications and requirements:
- Previous working experience as a Maintenance Technician for (1) year(s)
- High school diploma or general education degree (GED)
- Any additional relevant certification will be considered an advantage (HVAC, CMRP etc.)
- Advanced understanding of electrical, hydraulic and other systems
- In depth knowledge of general maintenance processes and methods
- Applicable knowledge of tools, common appliances and devices
- Manual dexterity and attention to detail
- Problem solving aptitude
