The Senior Maintenance Technician performs and oversees skilled craft and maintenance functions related to the maintenance and/or repair of buildings, facilities, parks, landscape areas, streets, streetscape and street/public rights-of-way, including: implementing and assisting in the development of preventative and programmed maintenance functions; operating and maintaining machinery, equipment, tools, etc.; identifying and troubleshooting problems, performing various maintenance tasks, and making repairs; overseeing the functions of contractors; providing customer service by investigating complaints; maintaining supplies; soliciting cost estimates and making purchases; performing inspections; conducting inventories; and developing and maintaining related reports and correspondence. Incumbents may work in one or more areas of specialization, including building maintenance, landscape maintenance, and/or street maintenance.

The idea candidate will:
  • Perform skilled craft and maintenance functions on buildings, facilities, landscape areas, streets, streetscape, street/public right-of-way, and trees.
  • Repair irrigation systems and install plant material.
  • Maintain plumbing and electrical systems.
  • Perform inspections and repair work on streets, sidewalks, and roadway markings.
  • Assist in emergency/disaster situations including cleanup, repairs, and traffic control.
  • Provide customer service and support to the business community in the delivery of City services.

NOTE: This position requires travel to various locations to complete the essential functions of the job.  Working time will require weekend shifts and may require irregular hours, various shifts, holidays, and/or on-call status.

Position reports to: Urban Forest & Landscape and Maintenance Supervisor 

ESSENTIAL JOB FUNCTIONS: (All responsibilities may not be performed by all incumbents.)

General Duties:

  • Performs various functions related to the maintenance and repair of City-owned buildings, facilities, parks, landscape areas, streetscape and street/public rights-of-way, including: operating a variety of power and hand tools utilized in maintenance activities; identifying, troubleshooting, and resolving maintenance-related problems; performing inspections; maintaining related records; utilizing proper safety precautions; communicating with contractors; installing or replacing signs, poles and posts; preparing surfaces and structures for refinishing and painting; performing interior and exterior carpentry work; and performing miscellaneous parking lot repairs.
  • Removes tree branches, trash, hazards, graffiti, and illegal signs from parks and public rights-of-way.
  • Assists with training in job skills and assigning and directing work; assists staff in resolving problems; assures that staff follows safety procedures; and reports problems to supervisor.
  • Prepares and performs preventative and programmed maintenance functions; conducts periodic building, landscape, public right-of-way, street, and streetscape maintenance and abatement inspections; identifies and records service or repair needs and action taken.
  • Performs technically complex maintenance and repair work and inspects the work of others to ensure completeness and correctness.
  • Maintains supplies; prepares costs, material and time estimates; purchases and picks up equipment and supplies; conducts inventories.
  • Identifies and performs routine maintenance on various vehicles, power or hand tools and equipment, including lubricating and changing oil.
  • Assembles, installs, and maintains office furnishings and systems.
  • Assists in planning for and setting up facilities for meetings/events, including: setting up and breaking down furniture, equipment, etc.;
  • Assists with special events as assigned, including setting up barricades and cleaning up after events.
  • Installs, maintains, and inspects park and streetscape equipment, fixtures and amenities.
  • Prepares and processes routine and non-routine reports and work orders.

Building Maintenance Duties:

  • Performs and oversees a variety of building maintenance functions.
  • Identifies, troubleshoots, resolves, and maintains plumbing and electrical systems.
  • Maintains HVAC systems, including regulating ventilation and temperature and assisting in making repairs and changing filters.
  • Inspects buildings and their related amenities.
  • Performs and oversees custodial functions.
  • Participates in facilities walk-thrus.
  • Landscape Maintenance Duties:
  • Performs and oversees a variety of landscape maintenance functions.
  • Maintains and repairs irrigation systems.
  • Maintains and installs plant material.
  • Inspects parks and landscaped areas and their related amenities.
  • Participates in park walk-thrus.
  • Plans, schedules, assigns, supervises and transports community service workers and others in the cleanup of public right-of-ways, parks and streetscape areas. Ensures abatement of trash, graffiti, weeds, debris and other problems within public areas including the public right-of-way, parks and streetscape. Keeps associated records and provides status reports.

Street Maintenance Duties:

  • Performs and oversees a variety of maintenance functions related to streets, sidewalks, and roadway markings.
  • Performs maintenance and repair work, including: repair of worn or deteriorated pavements using asphalt or concrete materials; repair of damaged sidewalks, curbs and gutters, driveway approaches, and related appurtenances; installation, maintenance, or repair of concrete block walls, signs, pavement markings, and streetscape amenities; maintenance or repair of City-owned parking lots; maintenance of catch basins and median islands.
  • Conducts and/or oversees periodic public right-of-way and streetscape maintenance and abatement inspections; identifies and records service or repair needs and action taken.
  • Performs traffic control by setting and picking up barricades, warning lights, and signs.
  • Applies paint and thermoplastic roadway legends, traffic regulation symbols, zone and other curb and street markings.
  • Installs, replaces or repairs street signs, poles V channels and parking meter posts.

IMPORTANT JOB FUNCTIONS:

  • Assists staff in emergency/disaster situations, including cleanup, repairs, traffic control, and helping constituents.
  • Plans and leads safety-related meetings.
  • Oversees the work of temporary employees, outside contractors, and community service workers.
  • Disseminates a variety of information to various agencies, divisions, or departments via computer, telephone, mail or FAX.
  • May serve as backup for other positions within the department.
  • Performs other related duties as assigned.

Education and Experience:

  • High School diploma or GED; and,
  • Three (3) to four (4) years of progressively responsible related experience; or,
  • Any combination of education, training and experience which provides the required knowledge, skills, and abilities to perform the essential functions of the job.

Licenses and Certifications:

  • Valid California Drivers License
  • Journeyman Certification or equivalent in a specific trade (desirable)

Knowledge of:

  • Various building, landscape, facilities, and/or construction trades (such as HVAC, plumbing, carpentry, electrical installation, maintenance and construction, landscape maintenance, and irrigation systems).
  • Street Maintenance duties also require knowledge of methods, terminology, tools and equipment used in concrete and asphalt street maintenance, repair and construction.
  • Safe working practices.
  • Current principles and practices of maintenance, repair, and improvements to buildings, facilities, landscape areas, and streets.

Skill in:

  • Using tact, discretion, initiative and independent judgment within established guidelines.
  • Operating a variety of landscape, facilities, construction, and street maintenance equipment and tools.
  • Identifying and performing maintenance, repairs, and improvements to City-owned facilities, buildings, landscape areas, and streets, and on all related equipment and tools.
  • Identifying and addressing vehicle maintenance needs.
  • Identifying and locating sources of utility services.
  • Using a computer and all computer applications to perform the essential and important functions of the job.

Abilities:

  • Ability to read and interpret documents such as blueprints, basic schematics, safety rules, operation and maintenance instructions, procedure manuals, etc.
  • Ability to establish and maintain effective working relationships with others.
  • Ability to communicate in English both orally and in writing at the appropriate level.
  • Ability to perform mathematical calculations at the appropriate level.
  • Ability to learn and follow City and departmental policies and procedures.
  • Ability to deal with problems involving several variables in standardized situations.
  • Ability to prepare rough sketches of work and read drawings, sketches, plans, and diagrams.
  • Ability to identify and report the existence of different types of hazardous materials.

While performing the essential functions of this job the employee is frequently required to stand, walk and sit; reach with hands and arms; use manual dexterity to operate machinery/tools; handle, seize, hold or otherwise work with hands; climb or balance; stoop, kneel, crouch, or crawl; speak and hear; use shape, sound, texture, odor and color perception and discrimination; and lift and/or move up to 50 pounds frequently and up to 100 pounds occasionally.

Working Conditions:

  • While performing the essential functions of this position the employee is occasionally exposed to wet or humid conditions, work near moving mechanical parts, work in high precarious places, fumes or airborne particles, and toxic or caustic chemicals. The employee is frequently exposed to outdoor weather conditions.
  • The incumbent's working conditions are typically moderately loud.
  • Working time may require irregular hours, various shifts, weekends, holidays and/or on-call status.
