Hourly Range: $18.77 - $26.73 Status: Full-time, Non-exempt

$19.72 - $28.10 (Senior Facilities Maintenance Technician)

This position may be filled as a Senior Facilities Maintenance Technician dependent

upon experience.

Typically works a 9/80 work schedule with every other Friday off. May be eligible for

merit increase upon completion of new hire probation.

I. SUMMARY

Under direction, to perform skilled level of facilities maintenance services including

carpentry, plumbing, roofing, painting, mechanical, heating, air conditioning, snow removal,

janitorial tasks, and basic electrical trades work; to perform a variety of technical tasks

relative to assigned areas of responsibility. This position is a merit employee position that

has the protections found in Utah Code §10-3-1105(1)(a).

II. SUPERVISION EXERCISED

None.

III. ESSENTIAL DUTIES

  • Perform skilled facilities maintenance services including carpentry, plumbing,
roofing, painting, mechanical, heating, air conditioning, and electrical trades work.
  • Operate a variety of facilities maintenance tools and equipment.
  • Estimate time, materials, and equipment required for jobs assigned; requisition
materials as required; order parts as necessary and ensure parts ordered are received

in a timely fashion.

  • Maintain cleanliness of work area and tools.
  • Respond to public inquiries in a courteous manner; provide information within the
area of assignment; resolve complaints in an efficient and timely manner.
  • Perform monthly testing of fire alarm on buildings life safety system.
  • Perform the full range of duties in the assigned area of work.
  • Maintain and repair City facilities, equipment, and buildings by performing a variety
of skilled and semi-skilled carpentry, electrical, painting, plumbing, heating and air

conditioning, and mechanical repair work.

  • Install, adjust, repair, and inspect heating, ventilation, and air conditioning
equipment including forced air furnaces, water pumps, air conditioning units,

exhaust fans, air filters, compressors, and heat exchangers.

  • Repair and replace plumbing fixtures including sinks, toilets, faucets and pipes; clear
obstructions from water and sewer lines.
  • Perform skilled level carpentry work including the construction, installation,
remodeling and repairing of cabinets, partitions, walls, windows, doors, roofs,

foundations, and other carpentry work.

  • Operate, maintain, and repair a variety of mechanical tools and equipment such as
power saws, power sanders, drills, air compressors, paint sprayers, sewer augers, and

various hand tools required for carpentry, plumbing, and maintenance skills.

  • Troubleshoot and replace light bulbs, fixtures.
  • Repair and adjust locking mechanisms, doors, and door closers.
  • Read and interpret sketches, diagrams, and blueprints.
  • Monitor and maintain preventive maintenance records and logs.
  • Participate and assist in snow removal.
  • Provide facilities related support for various City events such as meeting set-up,
employee lunches, offsite events, and other departmental requests.
  • Perform other related duties and responsibilities as assigned.

IV. JOB RELATED AND ESSENTIAL QUALIFICATIONS

A. Knowledge of:

  • Operations, services, and activities of a facilities maintenance program.
  • Operational characteristics of heating systems, air conditioning systems, air
handling units, pumps, electrical and electronics systems, plumbing systems,

pneumatic systems, and refrigeration systems.

  • Operational characteristics of mechanical equipment and tools used in the
maintenance and repair of facilities.
  • Principles, theory, and standard practices of several maintenance trades as
they apply to maintenance and repair of structures, machinery, and

equipment.

  • City policies, procedures and codes related to the maintenance and repair of
buildings and facilities.
  • Occupational hazards and standard safety practices necessary in the
maintenance and repair of buildings and building facilities.
  • Principles and procedures of record keeping and reporting.
  • Modern office practices, methods, and computer equipment.
  • Safe driving principles and practices.

B. Skill with:

  • Operating a variety of vehicular and stationary mechanical equipment in a
safe and effective manner in routine situations.
  • Operating a variety of maintenance and repair tools and equipment in a safe
and effective manner.
  • Performing heavy manual labor for extended periods of time.
  • Operating modern office equipment including computer equipment and
software.
  • Operating a motor vehicle safely.

C. Ability to:

  • Perform responsible skilled maintenance and repair work with accuracy,
speed, and minimal supervision.
  • Troubleshoot a variety of complex maintenance problems.
  • Accurately determine project material needs and recommend purchases.
  • Identify facilities maintenance needs and take corrective actions.
  • Repair and maintain a variety of mechanical equipment.
  • Correctly interpret and apply the policies, procedures, laws, and regulations
pertaining to facilities maintenance programs and functions.
  • Select and maintain machinery and equipment used in facilities maintenance
and repair.
  • Read, interpret, and apply a wide variety of technical information from
manuals, drawings, specifications, layouts, blueprints, and schematics.
  • Apply good judgment and practical knowledge to resolve unusual or irregular
problems in facilities maintenance.
  • Perform duties in a manner to maximize public safety.
  • Prepare and maintain accurate and complete records.
  • Prepare clear and concise reports.
  • Respond to requests and inquiries from the general public.
  • Exercise good judgment, flexibility, creativity, and sensitivity in response to
changing situations and needs.
  • Communicate clearly and concisely, both orally and in writing.
  • Establish, maintain, and foster positive and harmonious working relationships
with those contacted in the course of work.
  • Work additional hours outside of regular work schedule and respond to after-
hours emergency requests in an on-call rotation.

V. Minimum Qualifications:

Facilities Maintenance Technician

A. Experience:

  • Two years of experience in skilled building maintenance or construction
work.

B. Education and/or Training:

  • High school diploma or GED.
  • Specialized technical training in a variety of building trades preferred.

C. License or Certificate:

  • Valid Utah Driver’s License

Senior Facilities Maintenance Technician

D. Experience:

  • Four years of journeyman level experience in building maintenance or
construction.

E. Education and/or Training:

  • High school diploma or GED.

F. License or Certificate:

  • Valid Utah Driver’s License
  • Possession of a journeyman certification license preferred.
  • Class B Commercial Driver License within six months of employment in the
position.

G. Special Requirements:

Essential duties require the following physical skills and work environment:

  • Ability to sit, stand, walk, kneel, crouch, stoop, squat, crawl, twist, climb,
and lift up to 50 lbs.; exposure to heat, noise, outdoors, vibration, confining

workspace, chemicals, dust, explosive materials, mechanical hazards, and

electrical hazards; ability to travel to different sites and locations; availability

for on call, stand-by, and emergency call.

  • Must be able to pass a BCI background check to allow access to secure
facilities such as public safety buildings and court facilities.
