The Regional Maintenance Manager is responsible for the operational management of our growing portfolio of multifamily buildings and effective daily leadership and administration of the Residential maintenance team with the objectives of safely, efficiently, and effectively operating machinery and systems in a cost-effective manner. The incumbent must ensure the highest level of professionalism, while meeting/exceeding the needs of the residents and ownership, and a commitment to achieving the goal of 100% uptime and customer satisfaction throughout the maintenance team. This position will travel regularly between multiple communities.
Responsibilities:
The Regional Maintenance Manager is responsible for the operational management of our growing portfolio of multifamily buildings and effective daily leadership and administration of the Residential maintenance team with the objectives of safely, efficiently, and effectively operating machinery and systems in a cost-effective manner. The incumbent must ensure the highest level of professionalism, while meeting/exceeding the needs of the residents and ownership, and a commitment to achieving the goal of 100% uptime and customer satisfaction throughout the maintenance team. This position will travel regularly between multiple communities.
Responsibilities:
- Provide Class “A” customer service – Building a good rapport with residents and going above and beyond whenever possible
- Lead and Manage a team of maintenance team members at the properties on a daily basis
- Assess, propose, develop and provide training for maintenance personnel
- Participate in recruiting and discipline recommendations with property managers
- Partner with Property Managers to adhere to budgets, forecast budgets and financial reviews
- Monitor maintenance of each community and oversee approved capital improvements utilizing a bid comparison process
- Responsible for maintenance as well as renovations and various aspects of new construction
- Supervisor accounts payable workflows, ensuring accuracy, clear descriptions, and timelines are met
- Participates in annual budget planning and provides input to vendor selection
- Complete annual maintenance and safety audits
- Ensure apartment turn overs and work orders are completed in a timely fashion
- Ensure prompt and efficient service by the maintenance team members to all residents
- Participate in due diligence to assess the potential of new property opportunities
- Provide leadership to ensure successful REAC, MOR and other housing agency inspections
- Perform preventive maintenance tasks when required
- Ensure the Maintenance Supervisors are maintaining PM service logs at each community for all common area and unit-based equipment
- Oversee repair and P.M. of HVAC systems; determine frequency of repair and/or P.M. for HVAC systems
- Review each property weekly for overall condition and appearance and establish maintenance schedules necessary for maintaining a Class “A” property
- Oversee the activities of contractors working within the building
- Identify safety hazards within the building and incorporate the remediation of such hazards to ensure that the building’s staff and occupants work in a safe environment
- Implement, administer, and manage safety training program
- Ensure that compliance of all regulatory laws and guidelines are met as they relate to the operation of the building’s infrastructure. Alert management of building discrepancies
- Monitor operation and maintain refrigeration, water cooling and air conditioning equipment; heating, ventilating and hot water equipment; pumps, valves, piping and filters; other mechanical and electrical equipment; review logs as necessary to assure proper operation of equipment; responsible for reporting any problems/malfunctions on an as-need basis
- Maintain all infrastructure and compliance documentation for the building including up-to-date building drawings and single-lines as well as documentation mandated for maintaining regulatory compliance with Federal, State or Local law
- Perform other duties as assigned
Qualifications:
- High School Diploma
- Current Driver's License
- EPA Section 608 Universal Certification
- Master of Electrician and Plumbing preferred
- At least 15 years of Residential maintenance experience
- At least 10 years building facilities operation experience in a luxury apartment
- Minimum of 5 years supervisory experience as senior engineer/technician or equivalent position in facilities management
- Building automation systems experience required
- Proven experience providing excellent customer service
- Extensive knowledge of HVAC, electrical, and plumbing systems in multi-family housing and mid to large size facility operations
- Exposure to budgeting and basic accounting
- Understands elevator maintenance, fire sprinkler/alarm systems and high-rise buildings
- Proficient with computers and relevant computer programs
- General understanding and use of Microsoft Office, Microsoft Word, Excel, and Outlook
- Experience with Yardi preferred
- Excellent communication and leadership skills
