JOB SUMMARY:
Under the direction of the Assistant Maintenance Director, performs supervision of maintenance employees. Work may include assignments of considerable difficulty. Responsible for the day-to-day maintenance involved in the upkeep of the property. This includes oversight of a large number of units, higher complexity, higher volume of work orders and repairs and increased responsibility.
Inspects completed and in-progress work to ensure compliance with established state, federal and local regulations. Determines specific procedures, type of equipment needed, type of material needed and crew composition for specific maintenance work. Inspects vacant apartments to identify maintenance requirements. Schedules employees to perform required repairs and clean up. Performs follow-up inspection to insure that proper corrective maintenance action was taken. Reviews supply and equipment bench stock to insure that adequate amounts are in stock. Ensures proper storage and use of supplies and materials. Adapts Housing Authority directives and policy to shop routines. Work requires contact with the public. Performs other duties as assigned.
JOB DUTIES AND RESPONSIBILITIES:

- Ensures compliance to state and local regulations.
- Determines crew composition in specific maintenance jobs.
- Evaluates vacant apartments to identify maintenance requirements for maintenance personnel and hired contractors.
- Reviews supply and equipment bench stock to insure adequate supply.
- Adapts Housing Authority directives and policies to shop routine.
- Inspects work area to determine status of compliance with policies and regulations.
- Responsible for the adherence to safety by assigned personnel.
- Performs daily administrative work, including assigned employee timesheets; may perform assignments of average difficulty.
- Performs other related duties and responsibilities as assigned.
JOB REQUIREMENTS and PREFERENCES:
- Required Education and Experience: High School graduate or GED equivalent.
2. Minimum of four (4) years of general experience is mandatory in all phases of building maintenance including carpentry, plumbing and electrical repair and construction. Must have minimum of two (2) years of supervisory experience. An equivalent combination of directly related education and experience may be substituted.
- Required: Must hold a valid Texas Driver License and maintain a satisfactory driver’s record. May operate Authority vehicle while on Housing Authority business.
- Required: Ability to work flexible hours other than 8-5 in variable weather conditions and overtime as required to meet Housing Authority goals and objectives.
KNOWLEDGE, SKILLS and ABILITIES:
- Exceptional working knowledge of the materials, equipment, and methods used in repair work.
- Ability to operate circular saws, electrically operated hand drills, chain saws, sanders, jointers and pipe die.
- Good working knowledge of safety hazards and precautions pertinent to this position.
- Ability to maintain and repair all equipment that is utilized including the upkeep of swimming pool.
- Ability to communicate effectively both orally and in writing.
- Ability to maintain landscaping and tree trimming.
- Ability to install carpet, ceramic tile, floor tile and sheetrock.
- Ability to maintain positive working relationships and demonstrate good judgment and integrity with staff, residents and the public.
- Ability to deal effectively with diverse groups and individuals.
- Ability to plan and organize workload.
- Ability to develop and implement training lessons.
- Ability to exercise good judgment in appraising situations and making decisions.

- Physical Demands: Normal physical activity can be strenuous and may involve prolonged sitting; climbing; standing; walking; reaching below, at and/or above shoulder height; bending; crouching; stooping; pushing; pulling; crawling; kneeling and twisting for prolonged periods of time (up to 8 hours). Must be able to routinely push, pull and/or lift objects up to 50 pounds. May be required to lift or move over 50 pounds with assistance. Ability to work under variable weather conditions. Ability to work flexible schedules when required.
Salary : $35,600 - $45,100
