What You'll Do

·        Review and Analyze Project Documents: Examine architectural drawings, specifications, and engineering reports to fully understand project scope, construction methods, and required materials.

·        Prepare Detailed Cost Estimates: Generate accurate and comprehensive estimates for all phases of multifamily construction projects, including site work, structural components, interiors, and MEP systems.

·        Perform Quantity Takeoffs: Conduct precise material and labor quantity takeoffs using digital tools and software, ensuring no detail is overlooked in scope coverage.

·        Develop Budgets and Bids: Create conceptual and detailed budgets during preconstruction; prepare competitive bid packages for general contracting or design-build projects.

·        Evaluate Trade Partner and Vendor Pricing: Solicit, compare, and negotiate trade partner bids and supplier quotes to ensure value and scope compliance.

·        Identify Cost Risks and Opportunities: Flag potential cost overruns or value engineering opportunities early in the design or bid process to protect project margins.

·        Maintain Historical Cost Data: Develop and update internal cost databases, unit pricing libraries, and project benchmarks to improve estimating accuracy.

·        Support Project Handoff: Assist in transitioning awarded projects to the project management team, ensuring continuity of scope, pricing, and assumptions.

·        Stay Current on Market Trends: Monitor material pricing, labor market conditions, and regional construction trends to provide realistic and competitive estimates.

What you’ll need to get the job done                      

·   To be a team player committed to your co-workers.

  • 3-5 years of estimating experience, ideally with ground-up multi-family projects.
  • Strong understanding of construction means, methods, and sequencing.
  • Proficiency with estimating and takeoff software (Bluebeam, Procore, Sage Estimating).
  • Ability to read and interpret architectural, structural, civil, and MEP drawings.
  • Ability to evaluate subcontractor bids, identify discrepancies, and ensure complete scope coverage.
  • Clear written and verbal communication skills.
  • Ability to handle multiple projects and deadlines in a fast-paced environment.
