The Role
We're looking for a Business Operations Manager who thrives at the intersection of business development, operations management, and strategic partnerships. This isn't a traditional sales role—you'll be the driving force behind operational efficiency, vendor relationships, and cross-functional initiatives that scale our national footprint. Think of it as a Business Development Manager focused on the back-end engine that powers Cubework's growth.
What You'll Do
Partnership & Vendor Management
- Build and manage relationships with vendors, contractors, and service providers across our national network
- Negotiate contracts and service agreements to optimize costs and performance
- Develop vendor scorecards and performance metrics to ensure accountability
- Identify and onboard new strategic partners to enhance service offerings
Operations Excellence
- Oversee facility operations, maintenance programs, and work order management
- Collaborate with regional teams to ensure consistent operational standards across 70 locations
- Ability to read and interpret warehouse layouts, site plans, and floor plans; experience coordinating with local city agencies and fire departments on permits, inspections, and compliance requirements.
- Drive process improvements and implement SOPs that enhance efficiency and tenant satisfaction
- Coordinate with BD, Facilities/property managers, and Admin teams on new building setups and launches
Business Development (Operations Focus)
- Identify operational efficiencies that unlock revenue opportunities
- Review and approve vendor quotes, capital expenditures, and facility improvements
- Partner with leadership on facility expansion strategies and resource allocation
- Monitor ROI on maintenance programs and recommend optimizations
Cross-Functional Coordination
- Serve as a liaison between operations, sales, facilities, and executive leadership
- Lead operational aspects of new building acquisitions and tenant improvements
- Coordinate material transfers, inventory management, and construction projects
What We're Looking For
- 5 years of experience in operations management, business development, or partnerships—ideally in real estate, logistics, facilities, or a related industry
- Proven track record of managing vendor relationships and negotiating contracts
- Strong project management skills with the ability to juggle multiple priorities across locations
- Excellent communication skills—comfortable presenting to leadership and collaborating cross-functionally
- Data-driven mindset with experience using KPIs and metrics to drive decisions
- Entrepreneurial spirit—you thrive in fast-paced, growth-stage environments
- Familiarity with property management, warehouse operations, or facility maintenance is a plus
- Tech-savvy—comfortable with workflow automation, project management tools, and process optimization
- 50% of travel to assigned locations is mandatory for this position.

Required Education and Experience:
- Bachelor’s Degree with 5 plus years of related experience or High School Diploma/General Education Degree with 9 plus years of specific experience
- Experience taking programs from first meeting to SOP, with clear revenue and margin outcomes.
- Demonstrated proficient verbal and written communication skills.
- Demonstrated troubleshooting and problem-solving skills
