We are seeking a highly analytical and driven Financial Analyst to join a new and fast-growing real estate investment and development platform in the United States. This role is critical to the financial structuring, underwriting, and execution of multiple multifamily strategies across different asset classes.
The analyst will be actively involved in projects that include:
• A ground-up development currently under construction
• A distressed multifamily acquisition undergoing a value-add renovation
• A multifamily acquisition with a Section 8 / affordable housing strategy
• A Student Housing acquisition and repositioning opportunity
This is a hands-on role with direct exposure to senior management, lenders, and investors.
Key Responsibilities
• Build and maintain detailed financial models for multifamily projects, including ground-up development, value-add, Section 8, and student housing.
• Prepare full underwriting packages: sources & uses, cash flows, IRR, equity multiples, sensitivities, and exit scenarios.
• Support debt structuring and negotiations with banks, credit unions, agency lenders, and alternative lenders (construction loans, bridge loans, permanent debt, mezzanine).
• Assist in the capital raising process, including preparation of investment memorandums, pitch decks, and financial summaries for equity investors.
• Analyze renovation budgets, CapEx plans, operating budgets, and timelines for value-add and repositioning strategies.
• Perform market analysis, rent comps, expense benchmarking, and feasibility studies.
• Support acquisition due diligence, including review of rent rolls, T-12s, operating statements, and third-party reports.
• Work closely with development, asset management, and construction teams to track financial performance vs. underwriting.
• Prepare internal reports for management and external reporting for investors and lenders.
Required Experience & Qualifications
• 3–7 years of experience in real estate financial analysis, investment, private equity, development, or advisory roles.
• Strong background in multifamily underwriting (ground-up and value-add required; Section 8 and student housing preferred).
• Proven experience working with banks and lenders, including loan sizing, covenants, and credit committee materials.
• Direct exposure to equity fundraising processes (LP structures, preferred returns, waterfalls, joint ventures).
• Advanced Excel skills and strong financial modeling capabilities.
• Solid understanding of real estate metrics: IRR, NPV, DSCR, LTC, LTV, yield on cost, and exit cap rates.
• Ability to manage multiple projects simultaneously in a fast-paced environment.
• Strong attention to detail, analytical mindset, and clear communication skills.
• Bachelor’s degree in Finance, Economics, Real Estate, or related field (MBA or MSRE a plus).
