Job Summary:

The Building Maintenance Technician position that reports directly to the Maintenance Manager and is responsible for performing routine general building and grounds maintenance of the various

Association common area property. They will perform various work involving general preventative maintenance and repair of building structures, and grounds. They perform assigned tasks, projects and service work orders to be completed timely and in accordance to standard operating and safety procedures.

Essential Job Duties:

• Performs basic plumbing repairs

• Performs basic electrical repairs

• Performs scheduled lighting inspections to repair or replace

• Performs preparation and painting

• Stucco repairs

• Minor concrete repairs

• Minor welding repairs

• Filter cleaning and replacement of various equipment

• Installation of equipment for various departments

• Minor carpentry and drywall repair or replacement

• General cleaning of various association property components and assets

• Analyze and troubleshoot problems in order to make repairs in a timely and safe manner

• Communicate effectively with coworkers, managers, and others in close contact with to perform the job

• Complete all documentation required of job in a thorough, clear, and timely manner

• Report any observations of any maintenance or pool repairs

• Report any unsafe or potential hazards

• Ability to follow a set work schedule with minimal absences, tardiness, and must be able to work overtime, holidays, and scheduled on-call as business dictates

• Maintain a positive attitude at all times

• Maintain professionalism at all times

• Assists in pool maintenance cleaning and repair as needed from time to time

• Operates various tools and equipment in accordance to safety procedures at all times

• Other related duties and special assignments in maintenance or pools departments to meet business needs

Knowledge, Skills, Experiences and Abilities:

• General knowledge of basic mechanical systems

• Ability to operate tools and equipment used in general maintenance, repair, and construction

• General basic knowledge or ability to learn various trades such as plumbing, electrical, painting, carpentry and concrete repairs

• Ability to follow directions and instructions

• Ability to write and communicate effectively

• Ability to analyze and troubleshoot problems

• Ability to learn new techniques

• Ability to drive a motor vehicle

• Ability to learn or knowledge of operating handheld radios, phones or other basic electronic devices

• Ability to work cooperatively with diverse groups of people

Education and Experience:

• Minimum high school diploma, GED or equivalent

• Minimum 1 year experience in general building maintenance and repair using basic construction tools and equipment

Working Environment:

Performs work mostly outdoors and occasional indoors in an air-conditioned building with exposure to fluorescent and LED lighting. There is full exposure to the outdoor elements and an incumbent may be exposed to extreme heat and cold. Walks and stands on uneven ground, hard surfaces, or elevated surfaces. An incumbent is exposed to noise levels moderate to high. May be exposed to various insects such as ants, spiders, bees, wasps, flies and mosquitoes. Exposed to equipment vibration, machinery exhaust fumes, mechanical hazards, vehicular traffic, dust, herbicides, pesticides, chemicals, disposal waste, trash, odors, green waste clippings and other hazardous conditions.

Physical Demands:

• Ability to lift and/or carry 25 lbs. or greater, frequently for extended periods of time

• Ability to stand, walk on level and uneven and/or slippery surfaces

• Bends, twist, stoops, pushes, pulls, reaches, grasps lifts and kneels repetitively for extended periods of time sometimes up to 3 ½ hours at time

• Ability to turn head back and forth side to side, up and down

• Ability to climb up and down stairs and ladders safely

• Ability to carry tools or miscellaneous equipment or materials (may exceed 25 lbs.) over a great distance for an extended period of time

• Repetitive substantial movements and motions of arms, hands, wrists, and/or fingers

• Ability to communicate in written or verbal modalities to serve the internal and external requirements of the job

• Ability to work in inclement weather conditions

Other Requirements:

• Valid and current California Driver’s license at time of appointment and throughout employment in this position

• CPR/First Aid Certified

• Must be able to wear all assigned PPE, boots or slip resistant shoes

Job Type: Full-time
