DME is looking for a Service Superintendent whose focus will be to service and maintain highly customized homes while continuing to support our long-lasting client relationships.

Responsibilities:

DME Service Superintendents have are responsible for caring for the design, functionality and integrity of our clients’ homes, and for maintaining professional and trusting relationships with DME clients. Service Superintendents meet with clients, tour homes, develop annual maintenance lists unique to each home and coordinate year-round with subcontractors, DME skilled craftsmen and other tradespeople to complete all maintenance requests. Successful Service Superintendents are often skilled carpenters who have led high-end construction projects, understand the complexity of high-design homes, and are able to interface and coordinate with clients, architects, designers, subcontractors, vendors and other tradespeople efficiently and effectively.

- Coordinate, perform and manage all maintenance work to the highest standard of workmanship.

- Create and maintain annual and quarterly maintenance lists for each client and property.

- Proactively identify areas in need of repair and consult with clients about incorporating repairs into the regular maintenance plan.

- Effectively work inside furnished and occupied high-end homes. Maintaining safe, secure, clean and organized workspaces is critical for the execution of the work and the physical safety of clients and other workers. When homes are occupied, tools and equipment should be set up and removed each day.

- Coordinate with specialty tradespeople and subcontractors and oversee all work performed. Be mindful of schedule and cost and maximize subcontractor and crew productivity to the extent possible.

- Ensure that all work is performed safely and that safety procedures are in place and strictly administered.

- Ensure that all subcontractors working on client properties have master subcontract agreements on file with DME.

- Accurately code and document all billable and non-billable time in the time and attendance application.

- Document all work performed in construction management platform.

- Track and code all material purchases in an accurate and timely manner.

- In collaboration with a DME project manager, estimate, coordinate, schedule and oversee small projects for service clients when necessary.

- Become familiar with original home details and specialty maintenance requirements and warranty exclusions as high-design projects often have unique finishes and surfaces.

Knowledge & Skills Required

Construction Processes: In-depth knowledge of construction methodologies, processes, and best practices across various project types (e.g., residential, commercial, industrial).

Troubleshooting/Problem Solving: Use knowledge of high-end construction to troubleshoot maintenance issues and collaborate with subcontractors to problem solve carpentry, mechanical, electrical and HVAC systems.

Building Codes and Regulations: Knowledge of local, state, and national building codes, permits, and regulations that govern residential construction projects.

Blueprint Reading: Proficiency in reading and interpreting architectural and engineering drawings, plans, and specifications.

Proficient at subcontractor coordination and collaboration across all sub-trades.

Bi-lingual English/Spanish (preferred)

- Advanced interior and exterior carpentry skills

- High awareness of finish materials and maintenance requirements

- Ability to manage building layout and dimensional control

Safety: Knowledge of safety protocols, including the proper use of personal protective equipment (PPE), hazard identification, and adherence to safety guidelines.

Collaboration: Strong team collaboration skills to work effectively with the client, architect, designer, consultants, subcontractors and all other team members.

Communication: Excellent verbal and written communication skills to interact with project stakeholders, team members, and contractors effectively.

Organizational Skills: Strong organizational skills to manage project documentation, deadlines, tasks, and priorities effectively.

Decision Making: Ability to make informed decisions quickly or reach out for support from DME senior staff if/when help is needed.

Time Management: Strong time management skills to prioritize tasks and meet project deadlines.

Attention to Detail: Quality workmanship at all times.

Confidentiality: Maintain discretion and confidentiality.

Professionalism: Maintain professional composure and appearance.

Physical and Other Requirements – (Essential functions of the job.)

Ability to work minimum Monday – Friday, 9:00 a.m. – 5:00 p.m., not including commute time.

Must be available for occasional emergency calls and work outside of normal business hours.

Valid driver’s license and clean driving record; driving of a company vehicle is required for this position.

Ability to pass a criminal background check and drug testing.

Must be able to drive for at least 2 consecutive hours.

Must be able to climb ladders and stairways.

Must be able to carry at least 50 pounds of tools and materials without assistance or restriction.

Must be able to work at elevated heights as well as confined spaces (roofs, crawl spaces, etc.).

Must be able to work extended hours on your feet on a variety of surfaces and uneven terrain.

Must be able to reach above head, sit, stand, bend, squat, kneel, crawl and twist without restrictions.

Ability to work indoors and outdoors in all weather conditions from extreme cold to extreme hot, wet, dry or humid.

Ability to work in a dusty environment.

Preferred Education and Experience

- Education: Associate or bachelor’s degree preferred but not required.

- Experience: 10 years of experience in the construction industry.

· Competitive pay commensurate with skills and experience (Salary range: 85,000 - $120,000 annually.)

· 50% paid medical insurance.

· 6 paid holidays each year, no waiting period.

· Paid Time-Off (PTO) Salaried/Exempt employees accrue 2.31 hours per week, or 80 hours per year. PTO increases to 120 hours after year 5 and 160 hours after year 10.

· Direct senior level mentorship.

· Annual discretionary bonus.

As a Service Superintendent with DME you will work closely with the founder and/or VP who have over 35 years of experience in the luxury niche of the residential market. The DME team will be invested in your training, growth, success and ongoing development. The DME office is conveniently located in downtown Bellevue. Employees work from the office and job sites with some moderate travel over the Greater Seattle area and occasionally to the San Juan Islands.
