JOB DESCRIPTION


Job Summary:

The Maintenance Supervisor is the lead worker over maintenance staff, performing advanced level maintenance work. The Maintenance Supervisor works with the Community Manager to develop an effective, proactive team that works together to achieve Asset Management Project (AMP) maintenance objectives and functionally supervises maintenance staff.


Essential functions:

  • Complete routine maintenance work orders such as plumbing, electrical, drywall repair, etc.
  • Monitor site, building and common areas daily for necessary and preventive repairs
  • Review maintenance related problems and complaints and makes subsequent determination and implementation of corrective action on a timely basis to ensure code standards are maintained
  • Ensure documentation standards are being met on maintenance activities and operations at AMP
  • Ensure service request and turnarounds are completed timely in accordance with East Baton Rouge Parish Housing Authority’s (EBRPHA) maintenance plan
  • Complete all service requests within established time standards
  • Participate in regular inspections of EBRPHA’s dwelling units, non-dwelling spaces and major systems and building components to determine if they meet Housing and Urban Development (HUD) compliance
  • Determine how to best address deficiencies noted during inspections, i.e., whether to correct the deficiency immediately or leave the condition to be corrected through comprehensive modernization
  • Ensure compliance with federal, state, and local building codes, laws, and ordinances
  • Monitor and assist maintenance staff with special projects
  • Enforce company policies to workers and enforces safety regulations, prepare appropriate reports according to specific incident/accidents, and responds timely to emergency situations
  • Recommend and implement goals, objectives, policies and procedures regarding maintenance and rehabilitation activities
  • Monitor and maintain AMP maintenance inventory control and supplies
  • Maintain fire protection systems and equipment


Supervisory responsibilities:

  • Ensure all maintenance staff is equipped with proper tools and materials
  • Perform quality control inspections on a minimum of 10% of the work orders completed within their AMP
  • Monitor maintenance staff work order/turn around completion time
  • Coordinate emergency and regular repairs and coordinate repairs to buildings
  • Ensures that maintenance policies and procedures required by HUD and EBRPHA are disseminated, understood, and implemented by maintenance staff
  • Monitor’s production reports daily to ensure employee productivity meets current work standards


Work environment

  • Ability to work indoors and outdoors on a consistent basis
  • Assist with emergency measures as required in temperatures exceeding 90 degrees or below 32 degrees Fahrenheit


Physical demands

  • Ability to transport a minimum of 50 pounds variable distances
  • Mobility and flexibility to walk, bend, kneel, and reach to perform above duties as stated


Travel required

  • Must poses a valid driver’s license
  • Travel required (within EBR Parish to residential communities)

Requirements

Required education and experience

  • Minimum three to five years experience in apartment and or residential maintenance
  • Knowledge in building maintenance, painting, plumbing, electrical, carpentry, repair of mechanical equipment and grounds maintenance


Preferred education and experience

  • HVAC Certification
