Position Description
The Project Manager will lead, direct, and coordinate the overall management of various construction projects, including custom residential new construction, commercial developments, and commercial remodels.
Essential Duties & Responsibilities
- Lead, direct, and coordinate projects from design to completion.
- Develop and maintain effective client communication to understand needs, set expectations, and ensure satisfaction.
- Provide regular updates to owners on project costs and timelines.
- Manage all contract documents and prepare internal and external reports on project status.
- Consult with local municipal building/planning departments to facilitate permit completion.
- Manage and support subcontractors to deliver high-quality products and exceptional client satisfaction.
- Analyze, manage, and mitigate project risks.
- Organize and conduct weekly site meetings with input from site Superintendents.
- Manage project schedules, including subcontractor timelines, design team decisions, and Superintendent tasks.
- Keep schedules up-to-date and distribute them to the owner and design team as needed.
- Monitor project communications, including RFIs, change orders, and design team submittals.
- Accurately code invoices and collaborate with the Controller and Superintendents to finalize monthly invoices.
- Develop and maintain a detailed local construction cost database.
- Work with company managers to accurately forecast project revenues monthly.
- Conduct site visits to review progress, ensure cleanliness, maintain site safety, and uphold a positive company image.
- Assist the project Superintendent in project close-out upon completion.
- Recruit, develop, and train top-quality, client-focused subcontractors.
- Assist with interviewing and hiring as needed to meet company goals.
Minimum Requirements
- 5-7 years of experience as a commercial construction Project Manager.
- Bachelor’s Degree in Construction Management, Project Management, or a related field.
- Preferred experience in healthcare, multifamily, and mixed-use commercial development.
- Proficiency in reading architectural drawings and plans.
- Ability to read, understand, and interpret contract documents, specifications, scopes of work, and project schedules.
- Knowledge of construction cost, scheduling, estimating, purchasing, engineering principles and techniques, and accounting principles.
- Proficiency in MS Project, MS Office 365, MS Teams, Word, and Excel.
- Excellent communication and interpersonal skills.
- Outstanding organizational skills.
Preferred Qualifications
- Experience with Autodesk Construction Cloud and Spectrum.
- Experience in estimating commercial projects.
Other Requirements
- Legal right to work and remain in the US without sponsorship.
- At least 21 years old with a clean criminal background.
- Ability to pass pre-employment drug screening.
- Valid driver’s license and insurable driving record.
Salary Range
- Minimum: $94,084
- Midpoint: $107,905
- Superior Candidate: $127,565
Typically, candidates are hired between the minimum and midpoint of the salary range based on applicable experience, qualifications, and alignment with preferred skills.
