Responsibilities/Pay Grade

The person selected for this position will start at the beginning to middle of the pay range depending on experience and certifications.

JOB SUMMARY: PG H107
Reports to the Facilities Maintenance Manager. Performs skilled work of average to considerable difficulty in the accomplishment of a variety of mechanical maintenance and construction assignments. Completion of assigned work requires the employee to possess considerable knowledge of and the skills and ability in at least one recognized skilled craft and a good working knowledge of the procedures, techniques, and methods of a number of other trades and a good skill and ability in accomplishing routine tasks in these trades.
ESSENTIAL FUNCTIONS:
Generates work orders using computerized maintenance management system (CMMS) and receives work orders.

Receives work orders/requests and reviews to determine tool, equipment, time, man-power, parts and supplies requirements, and schedules its accomplishment.

Estimates cost and man-hour requirements.

Requisitions and/or purchases supplies and materials.

Operates and maintains tools and equipment.

Inspects buildings, equipment and systems to identify needed repairs; tests machinery, equipment and parts for proper operations.

Performs skilled repair functions such as electrical and mechanical repairs, plumbing, painting, etc.

Performs various manual work functions associated with building/equipment maintenance (which may include repairing roof leaks, replacing ceiling tiles, changing light bulbs and ballasts, cleaning condenser coils, clearing clogged plumbing lines, installing plumbing fixtures, repairing plumbing leaks, wrapping/insulating pipes, repairing/replacing locks/hardware, running cables/wires, replacing electrical receptacles, testing electrical components, lifting/moving heavy materials, digging holes, shoveling materials, etc.)

Performs general maintenance tasks necessary to maintain machinery, equipment and tools in operable condition (such as inspecting equipment, checking fluid levels, replacing fluids, greasing equipment, changing filters, washing/cleaning equipment, cleaning work areas, etc.); monitors equipment operations to maintain efficiency and safety; reports faulty equipment.

Maintains various activity records and logs.

Observes equipment or machinery while in operation to detect malfunctions.

Disassembles mechanical equipment, identifies faulty/worn parts, replaces, reassembles, and test.

Tests major subsystems or components to localize problem using specialized equipment.

Performs preventive maintenance on various mechanical systems and equipment.

Installs new equipment/appliances including running any electrical, water, gas, or drain lines required.

Assists in designing building additions or renovations.

Reads/interprets blueprints and construction drawings.

Performs various carpentry work, such as the construction and erection of frame walls and floors, hanging doors and so forth.

Communicates via telephone and/or two-way radio; provides information; takes and relays messages; responds to requests for service.

Communicates with supervisor, employees, ECUA departments, contractors, the public, and other individuals as needed to coordinate work activities, review status of work, exchange information, or resolve problems.

Maintains inventory of department equipment, tools and supplies; initiates requests for new or replacement materials.

Operates a motor vehicle for use in conducting work activities.

May operate heavy equipment such as a forklift, man lift, or boom truck.

All other duties as assigned.

Minimum Qualifications

High school diploma or equivalent. Advanced technical or vocational training in the specialty area is preferred. (Educational documentation will be requested upon offer of employment.)

Five (5) years of experience performing a variety of facilities maintenance work and four years of progressively responsible experience performing specialized maintenance work under the instruction/direction of a skilled/journey-level person.

Plumbing experience preferred.

HVAC Experience preferred.
Any combination of education, training, and experience which provides the required knowledge, skills, and abilities to perform the essential functions of the job.

Licenses and Certifications:
Possession a valid Driver License.
May require certification or license in a specialty area.

Physical Requirements/Working Environment

While performing the essential functions of this job the employee is regularly required to stand and walk, use hands to finger, handle, or feel, reach with hands and arms, climb or balance, stoop, kneel, crouch, or crawl, and is occasionally required to lift and/or move up to 100 pounds.
While performing the essential functions of this job the employee is frequently exposed to outdoor weather conditions, work near moving mechanical parts, work in high precarious places, fumes or airborne particles, toxic or caustic chemicals, risk of electrical shock, or vibrating machinery and equipment.
The incumbent's working conditions are typically moderately quiet, but may be loud for limited durations while working with power tools or near operating machinery and equipment following all prescribed safety rules and regulations.

As a disaster team member, the employee is required to be available to work before, during, and after any disaster as directed.

Practices, methods, and techniques of general maintenance.
Principles and theories of the specialty craft.
Applicable building codes and regulations.
Occupational hazards and safety precautions.
Mathematics applicable to calculations involved in planning and estimating job requirements.
Personal protective equipment (PPE).
Skill in:
Use of general power and hand tools and specialized tools of the various crafts.
Estimating and planning jobs.
Performing general maintenance.
Ability to:
Plan and estimate jobs.
Understand and follow oral and written instructions.
Perform mathematical calculations of the craft.
Work from heights of 50 feet and above.
Read and understand designs, sketches, blueprints, wiring diagrams, and operating and repair instructions and manuals.
Operate fork lift and zero turn mower.
