ROLE DESCRIPTION
This is a full-time on-site role for an Investment Analyst / Associate at EPR Properties, located in Kansas City, MO. The Investment Analyst / Associate will partner with Vice President of Underwriting and Analysis, Business Development teams, and EPR leadership in researching, identifying, structuring, underwriting, and presenting real estate investments to EPR's Investment Committee and Board of Trustees. Additionally, support EPR leadership in strategy formulation and asset management with portfolio monitoring through periodic corporate credit analysis and investment reviews on existing EPR tenants / investments.
PRIMARY ACCOUNTABILITIES
1. Research
a) Perform independent research to inform strategy and decision making
- Utilize available tools (Capital IQ, CoStar, ArcGIS/ESRI, Bloomberg, bankers / brokers, internet, internal models, and templates)
- Build and update internal databases on various asset types
- Gather and refresh market pricing data
- Conduct sub segment and industry specific research
- Build integrated, flexible, & accurate models to analyze industries and investments
b) Summarize and synthesize research into thoughtful strategy recommendations
- Present research and strategy recommendations to the investment team and senior executives
2. Transaction Identification
a) Evaluate, through initial quantitative and qualitative analyses, the viability of potential investments and make recommendations on pricing and terms
b) Develop analysis and presentations to assist the investment team as they interact and pitch prospective new clients interested in partnering with EPR
c) Create presentations outlining the key terms, asset performance, market/competitive landscape & pros / cons of a deal to allow the investment team and senior executives to make informed decisions as to which deals EPR will further pursue
3. Transaction Underwriting
a) Lead underwriting and due diligence of investments to ensure they create shareholder value. Key workflows include:
- Information gathering and management interviews
- Site / market visits
- Fundamental financial and credit analysis
- Real estate analysis and project forecasting
- Forming an investment thesis and making a recommendation
b) Develop and present presentations for decision makers including EPR's Investment Committee & Board of Trustees
c) Communicate effectively with internal team members, other internal departments, and external parties
d) Perform other transaction due diligence and underwriting tasks as necessary
4. Asset Management
a) Complete periodic analysis of EPR's existing tenants to assist Asset Management and Leadership with portfolio monitoring and decision making
b) Perform ad-hoc financial analysis to assist the asset management team with dispositions and other key, financially driven existing asset strategies
c) Perform investment reviews of EPR's historical investments on a regular basis and present findings to decision makers (including EPR's Executive team & Board of Trustees) and the asset management team. Reviews include:
- A historical look-back at the subject property both from a quantitative and qualitative perspective
- Initial investment thesis analysis
- Analysis of historical tenant-level performance since date of acquisition
- Review of risks & mitigants identified at acquisition and how they played out during the investment
- Highlighting shifts in market and competitive landscapes over investment horizons
- Analyzing actual investment returns / performance versus underwriting
POSITION REQUIREMENTS
1. Bachelor's Degree in finance, economics, real estate, or related field
2. Demonstrated ability to perform essential functions in a time constrained environment
years of experience in real estate investment analysis, investment banking, private equity, consulting or similar job functions
4. Ability to travel up to 25% of the time to visit potential or existing investments
5. Preference towards achievement of Graduate Degree and / or relevant certification (CFA, CCIM, or similar)
Salary : $80,000 - $120,000
