What are the responsibilities and job description for the Maintenance Technician position at Fairfield Property Management?
Fairfield Property Management is seeking a Maintenance Technician at one of our apartment communities in Winnsboro, Louisiana. The Maintenance Technician is responsible for providing prompt and courteous responses to service requests and ensuring that all property facilities and apartment units are maintained to Fairfield Property Managements standards.
- Completes assigned work orders generated from resident requests for service, as well as routine upkeep on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Ensures the timely and accurate completion of work order documentation and other paperwork so that service requests can be appropriately documented and tracked.
- Prepares vacant apartment units for leasing and move- ins by completing the pre-move-out inspection, creating a punch list of maintenance work needed, obtaining required materials, completing all maintenance tasks, and inspecting completed work.
- Follows procedures for obtaining materials, supplies, equipment, tools, and other items from the maintenance shop by tracking inventory taken and returning unused items to the designated location.
- Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
- Accompany contractors, vendors and other service providers while servicing units to verify the work, materials and services meet quality standards of Fairfield Property Management.
- Complies with Fairfield Property Management’s safety and risk-management policies by completing required training on safety laws requirements, adhering to all safety guidelines, and reporting any accidents promptly and accurately. Maintains familiarity with Material Safety Data Sheets (MSDS) book; knows location and how to use.
- Demonstrates customer service skills by treating all residents and others with respect and professionalism and operating with integrity at all times.
- Assists in conducting property inspections to identify safety and risk management concerns and perform preventative maintenance.
- Performs periodic unit inspections for fire extinguishers, smoke alarms, filter changes, active utilities, and any work needed.
Desired experience
- 1-3 years of maintenance experience, preferably on a residential property
- EPA Certification (or must be willing to obtain within first year of employment)
