Assistant Property Manager - 20% Remote
- Assist the APM and PM and supervises the marketing of properties for rent, ensuring that tenants are checked in and out of properties.
- Assure Managers are kept informed concerning listings and applications, prepares all management leases, including all required addenda, once applications have been approved and properties are ready for occupancy
- Keep APM and PM informed of the conditions, improvements, and needs of properties in the inventory
- Prepare and distribute memos, notices, and other correspondence to residents, staff, and other relevant personnel
- Main point of contact for tenant concerns; provide follow-up with tenant/ employee requests/work orders & maintain positive relationships through conflict resolution and follow-up in a friendly and professional manner
- Responds to prospective inquiries to rent or see properties; could include taking the prospect to the property
- Implement and maintain property files, manuals, tenant and operational files and documents
- Assist with tracking building compliance deadlines to ensure properties are in compliance with various city, state and related governmental agency requirements, all local laws and avoid violations
- Enforce property rules, regulations, tenant lease obligations
- Regularly update direct supervisor of overall building conditions, especially but not limited to building systems malfunctions (elevator, boiler, standpipe, etc.). Provide weekly status reports.
- Meet all deadlines and perform other duties as assigned.
Skills And Abilities:
- Basic knowledge of building systems (mechanical, electrical, plumbing, facade)
- Knowledge of general building codes, local laws, and general industry standards
- Exceptional verbal and written communications skills a must
- Excellent customer service and organizational skills and be able to multi-task
- Must be flexible and adaptable to changing environments
- Proficiency with Microsoft Office (Office, Excel & PowerPoint)
Soft Skills required:
- Dependable - more reliable than spontaneous;people-oriented, must enjoy interacting with people and working on group projects
- Ability to work independently and remote
- Self-starter with a “can-do” attitude with strong problem-solving skills
- Achievement-oriented; enjoys taking on challenges
Experience
- Bachelor’s Degree (Preferred)
- Property Management: 1 years
Physical Requirements
- Stand and walk or sit alternatively depending on specific needs of the day
- Depending on conditions, minor clean-up could be required
