FLSA Status: Hourly

RESPONSIBILITIES:
Renovation repairs and gut outs of such units, which includes removal of cabinets, fixtures and flooring. Responsible for interior sheetrock repairs of residential and commercial properties.
Re-assembly of units by installation of light fixtures, ceiling fans, bi-fold doors, bathroom accessories, wire shelving, misc. trim, and other various items to complete the unit. Assists
Manager in coordinating activities of work within the unit and other future units to be renovated.

DUTIES:

1. Supports the mission, vision, and core values of Fleet Landing.
2. Assures that Residents’ rights to fair and equitable treatment, self-determination, individuality, privacy, property and civil rights, including the right to register complaints, are followed.

3. Follows all established safety procedures and precautions. Reports all unsafe/ hazardous conditions, and/ or defective equipment to Manager. Reports all incidents/accidents, no matter how minor, to Manager.

4. Start refurbishment process of units by removing and discarding existing: kitchen cabinets, countertops, bathroom vanities and tops, sinks, toilets, plumbing fixtures, closet shelving, bi-fold doors, carpet and padding, light fixtures, ceiling fans, outlet and switch covers, ceiling speakers, RA and SA grilles, window treatment, and remaining resident debris.

5. Prepare ceiling surfaces for popcorn conversion. This includes but is not limited to patching holes where ceiling speakers were located and adding drywall at shower ceilings due to the conversion of acrylic shower units to walk in showers. This work requires patching with drywall and repairing with drywall mud.

6. Prepare wall surfaces for painting by repairing any deficiencies in the drywall. This includes removing and repairing all cracked and loose drywall mud at the corner beads.
Repair all damaged sheetrock and patch any holes. This work requires patching with drywall and repairing with drywall mud.

7. Paint the walls and trim. Prepare walls for painting by sanding existing surfaces. Prepare trim for painting by caulking, spackling, and sanding.

8. Install bi-fold doors by installing top track and bottom bracket. Hang and adjust doors
9. Install baseboards at kitchen and bathrooms. Measure areas for trim. Cut and install trim.
10. Assemble and install ceiling fans with or without light kits and down rods as specified.
11. Assemble and install all light fixtures: kitchen, dining, bathrooms, and hallways.
12. Install interior door handles and hinges.
13. Assemble and install various bathroom accessories such as toilet paper holders, towel rings, robe hooks, towel bars, medicine cabinets, shower curtain rods, and mirrors.

14. Cut and install wire shelving and mounting hardware in the pantry, linen closet, hall closet and laundry area.

15. Replace damaged electrical outlets and switches as necessary.
16. Install smoke detectors as needed.
17. Prepare and paint garage floor surface.
18. Prepare front exterior door for painting by removing existing paint, applying bondo as required and sanding. Follow up preparation by painting door.
19. Install appliances as needed.
20. Reports to the Remodeling Services Manager as to the status of work progress to allow Remodeling Services manager appropriate lead time to schedule out completion of the unit and start of the next unit.

21. Performs other duties as assigned by Manager.

JOB KNOWLEDGE:
In depth understanding of residential construction, including materials, methods and tools involved. Knowledge of machines and tools, uses, repair and maintenance.

SPECIAL DEMANDS:
Possesses a genuine interest in caring for and serving older adults while participating as a team player.

PHYSICAL DEMANDS:
Must be able to exert maximum force to lift, push, pull or carry objects. Must be able to lift at least 50 pounds on a regular basis. Must be able to climb ladders and work at heights above ground level.

REPORTING TO WORK:
Reports for work on time according to schedule and adheres to the Attendance Policy. Adheres to the Appearance Standard Policy and reports to work in appropriate attire or uniform while maintaining professional grooming standards .

QUALIFICATIONS:
Minimum Education Required:

High school diploma or equivalent.

Experience:
Minimum of two (2) years of basic construction work in residential construction.

Supervision:

Reports to Manager of Remodeling Services.

WORKING CONDITIONS:
Interior and exterior construction renovation sites in all stages of repair. Works with resident occupied units which require emphasis on respect for individuals. Deals with public and personnel under all conditions. Sits, stands, climbs and walks during workday. Able to work under different weather conditions, e.g. rain, heat, humidity and cold.

RESIGNATION REQUIREMENTS:
This position requires a two (2) weeks written notice.
